Selling a house in Avalon Park

Avalon Park is community area 45 on Chicago’s Far South Side, named for the park at its center. It’s compact, about 1.25 square miles, bounded by 76th Street on the north, South Chicago Avenue on the east and 87th Street on the south, with the Metra Electric tracks along the west side. Greater Grand Crossing and South Shore are to the north, South Chicago to the east, Calumet Heights and Burnside to the south and Chatham to the west. About 9,500 people lived here at the 2020 census. Its neighborhoods include Marynook and Stony Island Park.

The land was marshy. Railroad workers in the 1880s built houses on stilts to stay above standing water, and some old maps show a Hog Lake where the park is now. Developer Johnathon Pierce began selling lots as Pierce’s Park in 1888, and the area took the name Avalon Park in 1910, the same year a new sewer system drained it for wider building. Metra Electric stops at 79th, 83rd and 87th Streets sit along the western edge, and Stony Island Avenue, 79th and 87th are the main commercial streets. An abandoned Nickel Plate Railroad bridge still crosses 83rd Street, and the Chicago Vocational School building at 2100 E. 87th Street is on the National Register.

Avalon Park is mostly single-family. CMAP counts about 62 percent detached houses and about 18 percent in three- and four-flats. Around 40 percent of homes were built before 1940 and 46 percent between 1940 and 1969. The Avalon Park Bungalow Historic District, from 79th to 83rd Streets between Woodlawn and Harper, joined the National Register in 2023 with about 500 contributing buildings, most finished by about 1925.

A bungalow with updated systems and a dry basement usually sells well with an agent, and if yours fits we’ll tell you. We’re the better fit when the boiler or roof is original, when a basement that has taken water, a three-flat with tenants, or an estate with a deadline to meet.

What to expect

We’ll ask a few questions, then come by to look at the house. Our cash offer arrives within 24 hours, together with the repairs and nearby sales behind it. You decide the closing date. Title work and signing go through a title company in the area, and we cover normal closing costs.

Selling in the city

Chicago closing requirements in Avalon Park

  • Transfer tax. At $5.25 per $500, Chicago’s tax is normally split: $3.75 for the buyer and the $1.50 CTA part for the seller. Cook County and Illinois add $0.75 per $500 combined. When we buy your house, we pay every part of it.
  • Full Payment Certificate. The city has to sign off that the water and sewer account is paid before the transfer stamps are issued. The title company asks for it.
  • Zoning certification. Bungalows, two-flats and three-flats, anything residential up to five units, need one to confirm the legal unit count.
  • Rented flats. If you’re selling a three-flat or four-flat with tenants, leases and deposits transfer to the buyer at closing.
  • Property taxes. Cook County’s tax bills run a year behind. Your portion for the current year is credited to the buyer at closing.

Requirements can change, and the title company verifies them for your address.

Avalon Park’s bungalows were mostly finished by the mid-1920s on land that was drained in 1910. Many have full basements and century-old masonry. If yours has been tuckpointed and the basement stays dry, list it. If not, our offer includes that work so you don’t have to do it.

Historic district

What the Avalon Park bungalow district means for a seller

The Avalon Park Bungalow Historic District was added to the National Register of Historic Places in 2023. It covers the blocks from 79th to 83rd Streets between Woodlawn and Harper, with around 500 contributing buildings. National Register listing is recognition. For a privately owned house it doesn’t require permission to sell, and it doesn’t limit who can buy.

It’s also not the same as a Chicago Landmark district, where exterior permits get extra review. In practice, your bungalow sells like any other Chicago house. What matters more for price is condition: roof, tuckpointing, windows, boiler and the basement. We buy bungalows in the district in any condition and price the work in.

Questions

Avalon Park FAQ

Is my house in the Avalon Park bungalow historic district harder to sell?

No. National Register listing doesn’t restrict a private sale. We buy bungalows in the district as-is.

Do you buy homes in Marynook?

Yes. We buy houses throughout Avalon Park, including Marynook and Stony Island Park.

My basement takes on water in heavy storms. Will that lower your offer?

We factor the repair cost into the price, but it won’t stop us from buying. You don’t need to waterproof before selling.

Do you buy three-flats with tenants?

Yes. We buy occupied three-flats and four-flats. Bring the leases and deposit amounts to the walk-through.

Will I owe the CTA transfer tax?

Not when you sell to us. We pay the CTA, city, county and state transfer taxes.

How long from offer to closing on an Avalon Park house?

Usually 2–3 weeks, depending on the city water certificate and title work. If you need more time to move, we set a later closing date.
