Selling a house in Beverly
Beverly is community area 72 on Chicago’s Far Southwest Side. It runs from 87th Street south to 107th Street. On the west, the edge follows Western Avenue to 99th Street, then Fairfield Avenue and the rail line. On the east it follows Beverly Avenue and Vincennes Avenue. Auburn Gresham and Ashburn are to the north, Washington Heights to the east, Morgan Park to the south, and Mount Greenwood and the village of Evergreen Park to the west. The 2020 Census counted about 20,000 people.
Much of Beverly sits on a glacial ridge that rises above the surrounding flat land. The part north of 95th Street was annexed to Chicago in 1890. Metra’s Rock Island Beverly branch stops at 91st, 95th, 99th, 103rd and 107th Streets, and Western Avenue and 95th Street carry most of the shops. Ridge Park, a 10-acre park, opened in 1908. The Givins Beverly Castle at 103rd Street and Longwood Drive, built in 1886 and 1887, is a local landmark.
Beverly has some of the city’s most notable older houses. The Ridge Historic District, listed on the National Register in 1976, covers about 212 acres in Beverly and Morgan Park, with houses from the late 1800s through the early 1900s, including Prairie School designs by Walter Burley Griffin and Frank Lloyd Wright. The Longwood Drive District, with houses from 1873 on, became a Chicago Landmark district in 1981, and the Walter Burley Griffin Place District covers the 1600–1800 blocks of West Griffin Place, built from 1909 to 1914. Outside those districts, a lot of Beverly is brick single-family housing from the 1940s through the 1960s. CMAP counts about 78 percent of homes as detached single-family, with about 48 percent built before 1940 and 44 percent from 1940 to 1969.
A restored or updated Beverly house usually does well with an agent. It is worth looking at a cash sale when a large older home needs a roof, a boiler, plaster and electrical work all at once, when a brick house still has its original systems, or when an estate wants one buyer and one date.
What to expect
Call or fill out the form and we will schedule a visit. Within 24 hours a written cash offer reaches you, and we go over the repairs we included. The closing date is your call, a local title company closes the deal, and we pay the normal closing costs.
Chicago rules for a Beverly home sale
- Transfer stamps. Expect city ($3.75 per $500, usually the buyer’s), CTA ($1.50 per $500, usually the seller’s), Illinois ($0.50) and Cook County ($0.25) stamps on any Chicago sale. When we buy, those costs are ours.
- Water and sewer. The city will not release stamps until its Full Payment Certificate shows the water account is settled. The title company orders it.
- Zoning certification. Single-family houses and residential buildings up to five units need a zoning certification at sale. Condominium units are exempt.
- Landmark districts. Houses in a Chicago Landmark district, such as Longwood Drive or Walter Burley Griffin Place, have exterior work reviewed by the Commission on Chicago Landmarks. It does not stop a sale, but the next owner will need permits for exterior changes.
- Estates and trusts. Probate cases are heard at the Daley Center. If the house is in a trust, the trustee usually signs without a court case.
The title company checks your property’s status and the current rules before closing.

Beverly has two kinds of housing: older homes on and near the ridge, many large and some historic, and brick single-family homes from the middle of the last century. Updated homes of either kind usually do well with an agent. A large house with years of deferred work, or a long-held brick home with original systems, is where a cash sale is often the simpler choice.
Large older Beverly homes that need work
Many Beverly houses on and near the ridge are more than 100 years old and much bigger than a typical Chicago home. When they need work, it is rarely one thing. A 1910 house may need a new roof, gutters, a boiler, plaster repair, updated wiring and storm windows at the same time, and the bills add up fast.
Sellers often feel they need to fix the house before listing, or price it to cover a long inspection list. If you don’t want to take that on, we will buy the house as it is. We walk through once, look at the systems and the structure, and give you a cash price with the repairs built in. If the house is in a landmark district, we will plan on the permit review for any exterior work after closing. You pick the date.

Common reasons Beverly owners sell
Beverly FAQ
Do you buy older homes on the Beverly ridge?
Yes. We buy large older homes in any condition, including those that need a roof, boiler or electrical work.
My house is in the Ridge Historic District. Can I still sell to you?
Yes. National Register listing does not block a sale, and we take on any permit review for future work.
Do you buy the midcentury brick houses near Western Avenue?
Yes. Midcentury brick homes are a big share of Beverly’s housing, and we buy them updated or not.
Can a trust sell a Beverly house to you?
Yes. The trustee signs, and we close at a local title company on the date that works.
Who pays the transfer taxes if I sell to you?
We cover them. The Chicago and CTA tax and the Illinois and county stamps are our expense.
Do I have to clean out the house first?
No. Take what you want and leave the rest. We handle clean-out after closing.
