Selling a house in Braidwood

Braidwood is a city of about 6,200 people in southern Will County, with a small part in Grundy County. It sits about 18 miles south of Joliet and roughly 53 miles from Chicago. Illinois Route 53, which follows historic Route 66, runs through town, and I-55 passes just to the west. Godley, Braceville and Coal City are close by, and Wilmington is a short drive northeast.

Coal built the town. In 1864 a farmer digging for water hit coal instead, and a post office opened in 1867 under the name Keeversville. James Braidwood supervised the first deep shaft in 1872, the city incorporated on March 4, 1873, and production peaked in 1877 and 1878. On February 16, 1883, the Diamond Mine flooded and 73 miners died. Today the Braidwood nuclear generating station is a major employer in the area, and the old Braidwood Inn, now the Sun Motel, appeared in Planes, Trains and Automobiles.

The city counted about 3,000 housing units in 2020. Housing is a mix of older one- and two-story houses on the blocks around Main Street, mid-century ranches, and newer homes on the edges of town.

If your home is in good shape, a Braidwood agent can usually find you a buyer. We tend to be the better choice for a house that needs a roof, windows or a furnace, an older home with foundation or plumbing problems, a rental, or a property you inherited and can’t easily get to.

What to expect

Text or call with your Braidwood address, and our cash figure is back to you within a day. After a quick walk-through, we go over each number with you so nothing is a mystery. The closing day is your call. Papers get signed at a local title office, and we cover the usual closing costs.

Local rules and costs

What to know before you sell in Braidwood

  • No city transfer tax. The title company lists Braidwood with no local transfer tax. Illinois charges 50 cents per $500, the county another 25 cents, and on a Braidwood sale to us, both are our expense.
  • Final water reading. Braidwood requires a final water reading 3–5 days before closing. Water, sewer and other city bills have to be paid, because unpaid balances stay with the property.
  • Will or Grundy County. Most of the city is in Will County. For a house on the Grundy County side, taxes and recording go through Grundy County instead.
  • Taxes run a year behind. Braidwood owners always pay the prior year’s property tax. At closing, the current year’s share up to your sale date moves to the buyer as a credit, taken from the sale money.
  • Probate. An estate for a house on the Will County side is opened at the courthouse in Joliet. On the Grundy County side, the case is filed in Morris.

Braidwood can change its requirements at any time. Before your closing, the title officer reviews what the city wants for your lot, and every item on that list becomes our job.

With an older Braidwood house, a buyer’s lender or appraiser can ask for repairs before the loan closes. If your house would struggle there, a cash offer can save months. If it’s updated, listing may get you more.

How it works in Braidwood

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Braidwood FAQ

Do you buy older houses in Braidwood?

Yes. Older homes near downtown are a big share of what we look at here, including houses with dated wiring, old furnaces or settling foundations.

What does the city require before closing?

A final water reading 3–5 days ahead, with water, sewer and other city bills paid. Our title company orders the reading for you.

Is there a Braidwood transfer tax?

No local one is listed. The state and county stamps on a Braidwood deed are paid by us when we’re the buyer.

My house is on the Grundy County side. Do you buy there?

Yes. Taxes and recording go through Grundy County, and probate would be in Morris, but the sale works the same way.

Can I sell a house I inherited from a relative in Braidwood?

Yes. If there’s a probate case, the executor signs our contract and we close after the judge grants authority to sell. Without one, the title company spells out the papers it needs.

Do I need to clear out the house?

No. Keep the things you want. Furniture, tools and whatever is piled in the garage can stay.
