Selling a house in South Deering

South Deering is community area 51 on Chicago’s Far South Side and the largest of the city’s 77 community areas, at about 10.7 square miles. Much of that is water and industrial land. Lake Calumet covers a large part of it, and the Calumet River runs through the industrial corridor. South Chicago and Calumet Heights are to the north, the East Side and Hegewisch to the east and south, and Pullman and Riverdale to the west. The 2020 census counted about 14,100 people.

The homes sit in a few distinct sections. Irondale, the original settlement, runs along and west of Torrence Avenue between 103rd and 109th Streets. Jeffery Manor, between 95th and 103rd Streets west of Torrence, was started in 1947 and is mostly duplexes, with bungalows and two-story houses at the edges, and includes the curving streets of Merrionette Manor. Vet’s Park, east of Torrence in the same blocks, filled in after World War II. Slag Valley lines Commercial Avenue between 100th and 104th.

Steel shaped the area. Wisconsin Steel opened along Torrence Avenue in 1875 and closed in 1980, and a large rail yard has worked the northwest part of the area since the 1870s. Two sets of railroad bridges over the Calumet River are Chicago Landmarks. Big Marsh Park, a Chicago Park District site off Stony Island Avenue with bike trails and the Ford Calumet Environmental Center, is here, as are Trumbull Park and Calumet Fisheries, a seafood stand open since 1928. CTA buses serve the area. There is no L stop.

CMAP counts about 44 percent of homes as detached houses and 29 percent as attached houses such as duplexes. Close to half were built from 1940 to 1969, and about 39 percent before 1940. A well-kept Jeffery Manor house may bring more through an agent. We tend to be the better option when the roof, sewer line or furnace is near the end, when the basement takes on water, or when the house is inherited and needs a quick, clean sale.

What to expect

Here is how it goes. We walk through the house with you, then email a written cash offer within 24 hours. It shows the repair numbers and the area sales we compared. The closing goes on your calendar, not ours, at a local title company, with the closing costs paid by us.

Selling in the city

South Deering sale: the city’s paperwork

  • Transfer taxes. Chicago’s transfer tax has two parts: $3.75 per $500 normally owed by the buyer and $1.50 per $500 for transit normally owed by the seller. Cook County adds $0.25 and the state $0.50 per $500. We pay both city parts and the county and state amounts.
  • Water certificate. The deed can’t be recorded with stamps until Chicago’s finance department signs a Full Payment Certificate confirming no water or sewer balance remains.
  • Zoning certification. Houses, duplexes and two-flats all fall under the city’s zoning certification rule, which applies to residential buildings of five units or fewer. Condos and co-ops are excluded.
  • Tenants. If half of a duplex or a flat is rented, the lease and the security deposit with any interest due pass to the new owner at closing under the city’s landlord-tenant ordinance.
  • Taxes and probate. Cook County bills property taxes a year late, so the buyer is credited for your share at closing. Estates in Cook County are handled at the Daley Center.

The title company confirms these items for your address, since city rules can change.

Most South Deering houses date from the 1940s to the 1960s, with an older core in Irondale. A duplex or bungalow with newer mechanicals and a dry basement may get more on the market. One that still has its original systems, needs a roof or has a sewer line problem is where our cash offer is worth comparing.

Postwar houses

Selling a 1940s–1960s house in Jeffery Manor or Vet’s Park

Jeffery Manor and Vet’s Park were built out quickly after World War II, and many houses there are now 70 years old or more. Lots platted in the 1920s sat empty until the 1950s, so whole blocks share the same age. That means many of the same parts are wearing out at once: original electrical panels, galvanized supply pipes, clay sewer lines to the street, older furnaces and roofs on their second or third layer.

On a listed sale, a buyer’s inspector will find these items and the buyer will ask for repairs or a credit. In a duplex, shared walls and roofs can add a step, since work on one side can affect the other. We buy South Deering duplexes, bungalows and two-story houses with that work still ahead. We note what needs replacing during the walk-through and price it into our offer, so you don’t have to line up contractors before you sell.

Questions

South Deering FAQ

Do you buy duplexes in Jeffery Manor?

Yes. We buy duplexes, bungalows and two-story houses in Jeffery Manor and Merrionette Manor in any condition, with or without a tenant.

My house in Irondale is over 100 years old. Can you still make an offer?

Yes. We buy older Irondale houses as they are, and we factor the age of the roof, foundation and systems into our price.

Our sewer line backs up. Do I need to fix it before selling?

No. We check the line during our visit and account for the fix in our number.

Does a duplex need a zoning certification?

Yes. A duplex is a two-unit building, so it falls under the rule for residential buildings of five units or fewer.

Who pays the transfer taxes on a South Deering sale?

All of them are ours to pay, the CTA piece normally charged to sellers included.

How fast can you close on a house near Torrence Avenue?

Often in 2–3 weeks, once the title work and water certificate are back. You can also choose a later date.
