Selling a house in North Center
North Center is community area 5 on Chicago’s North Side. It runs from Diversey Parkway north to Montrose Avenue, and from the river’s North Branch on the west to Ravenswood Avenue on the east. Lake View is to the east, Lincoln Park to the southeast, Lincoln Square to the north, and Irving Park and Avondale across the river to the west. The 2020 Census counted about 35,100 people. Its neighborhoods include Northcenter, Roscoe Village, St. Ben’s and Hamlin Park.
The Brown Line stops at Addison, Irving Park and Montrose along the east side. Lincoln Avenue, once the Little Fort Road, crosses the area diagonally, and the Northcenter Town Square sits where it meets Damen and Irving Park. Roscoe Street, Damen, Western and Irving Park Road are the other main business streets. From 1904 to 1967 the Riverview amusement park filled 76 acres near Belmont and Western. Lane Tech College Prep’s clock tower stands on Western Avenue, and the Selig Polyscope film studio buildings on Byron Street have been reused for homes and shops.
North Center is older and lower-rise than its lakefront neighbors. CMAP figures show about 51 percent of homes built before 1940, and about 27 percent are detached single-family houses. Two-flats make up about 17 percent and three- and four-unit buildings about 25 percent, with few large buildings. Much of the original stock is frame houses and cottages, brick two-flats and three-flats and some greystones from the late 1800s and early 1900s. About a third of the housing went up after 1990, much of it new single-family houses and small condo buildings.
A renovated house or a newer condo here often sells quickly with an agent, and we’ll point you that way if it fits. Our offer is a better match for an original frame house with old wiring and a tired foundation, a two-flat that has had the same tenants for years, a unit in a small self-managed association, or an inherited home that the heirs don’t want to fix up.
What to expect
After you reach out, we tour the house or building once. A written cash offer follows within 24 hours, along with the repair list and nearby sales that support it. You set the closing date, a title company in the area handles the paperwork, and normal closing costs come out of our pocket.
North Center: city requirements at closing
- Zoning certification. Most North Center property needs one, since the city wants the legal unit count confirmed for any house or residential building of five units or fewer. A condo unit or co-op doesn’t need it.
- Transfer taxes. By custom, a North Center buyer pays the city’s $3.75 per $500 and the seller pays $1.50 per $500 to fund the CTA. On top of that sit the state stamp, $0.50 per $500, and the county stamp, $0.25. When we are the buyer, those are all ours to pay.
- Rented units. Under the Chicago Residential Landlord and Tenant Ordinance, existing leases carry over, and security deposits plus any interest owed transfer to the buyer at closing.
- Water bill. The city issues a Full Payment Certificate once the water and sewer account is clear, and stamps can’t be issued without it. The title company handles the application.
- Prior-year taxes. Cook County taxes are billed a year after they accrue, and the closing statement credits the buyer for the stretch of this year that was yours.
The title company checks every one of these against your address before closing.
North Center house or flat: which way to sell?
| Sell to us | List with an agent | |
|---|---|---|
| Repairs/updates | Not your job. We buy as-is. | Buyers expect updated systems |
| Showings | A single walk-through | Repeat showings and open houses |
| Commission | None | Customarily a percentage of the price |
| Closing costs | We pay them | Seller pays |
| Tenants | Can stay through closing | Many buyers want a vacant unit |
| Timing | Around 2–3 weeks, or later | Listing period and mortgage processing |
| Certainty | Cash, no financing contingency | Inspections and loans can derail a deal |
| Price | Below retail, priced for condition | Top price for updated homes |
North Center has a lot of newer and renovated housing, and those homes usually earn more listed. The older stock is different. An original frame house or a two-flat with long-time tenants and dated systems is where a cash price often lands close to what a listing would net after repairs and costs.
Selling an original North Center frame house
Much of North Center was built before 1940, and many of the early houses are wood frame on brick or stone foundations. Over a century, the common issues pile up: settling foundations, original or patched wiring, galvanized pipes, old furnaces or boilers, worn porches and siding that needs paint or replacement.
On a listed sale, a buyer’s inspector will write all of that up, and a lender may want some of it fixed before closing. You can skip that round. We walk through the house once, note what it needs, and give you a price that already accounts for the work. You don’t have to empty the basement or patch anything first. Keep the things that matter and leave whatever you don’t need.

North Center FAQ
Do you buy frame houses in St. Ben’s and Roscoe Village?
Yes. We buy original frame houses and cottages across North Center, including ones with old wiring, plumbing or foundation problems.
Can I sell my two-flat while I live in one unit and rent the other?
Yes. You move out of your unit by closing or on a date we agree on, and the tenant’s lease and deposit transfer to us.
Does my North Center house need a zoning certification?
Yes. A single-family house falls under the city’s five-units-or-fewer rule, and the certification gets ordered after the contract is signed.
Will you buy a unit in a small condo building on a side street?
Yes. We get the paid-assessment letter and budget from the association and price the unit with any planned work in mind.
I inherited a house near Lincoln and Irving Park. Do I need to clean it out?
No. Keep what you want, and anything left behind is ours to deal with. If the estate is in probate, the Cook County court at the Daley Center has to allow the sale first.
How fast can we close on a North Center property?
Often in 2–3 weeks once title and the water certificate are ready. You can also choose a later date.
