Selling a house in Bridgeview

Bridgeview is a village of about 17,000 people in southwest Cook County, spread across parts of Lyons, Palos, Stickney and Worth townships. Its neighbors are Burbank, Bedford Park and Oak Lawn to the east, Chicago Ridge to the south, Palos Hills and Hickory Hills to the southwest, and Justice to the west. Harlem Avenue is the main north-south road, and the Stevenson Expressway is a short drive north. SeatGeek Stadium on Harlem at 71st Street has hosted pro soccer since 2006, and the Cook County courthouse for the Fifth Municipal District is in the village.

The area was farmland through the 1800s. Residents voted to incorporate in 1947, partly to avoid being absorbed by a neighbor, and growth picked up once Lake Michigan water arrived. About four in ten Bridgeview homes went up between 1940 and 1969, a third between 1970 and 1999, and one in five since 2000. That means many brick bungalows, ranches and Cape Cods, some raised ranches and newer two-stories, plus apartment buildings and mobile home communities.

More than a third of Bridgeview households rent, so rental houses and small apartment buildings change hands here regularly. A large share of the houses we buy are in towns like this one. If your house has been updated, listing it will likely bring a higher price, and we’ll be honest about that. We’re useful for a 1950s house that needs a lot of work, a home with basement water, a rental with tenants, or an inherited property you need to sell.

What to expect

We’ll look at the house in person, then get you a written cash offer within 24 hours. We explain the repair costs and recent sales we used. You choose the day we close. A local title company does the closing, and we pay the standard closing costs.

Local rules and costs

What to know before you sell in Bridgeview

  • No village transfer tax. Bridgeview doesn’t appear on title company lists of towns with a local transfer tax. What’s left is the Illinois tax, 50 cents per $500, and the county’s 25 cents per $500. We cover both on any house we buy.
  • Water and village sign-offs. Before closing, the title company checks with the village about the final water bill and anything else owed. Any balance is paid from the sale.
  • Rental registration. Bridgeview requires rental properties to be registered with the village. If you’re selling a rental, tell us about the tenants and the lease, and we’ll work around them.
  • Foreclosure registration. The village also keeps a registration for properties in foreclosure. If you’ve received a foreclosure notice, call us early so there’s time to close before the sale date.
  • Property taxes. Bridgeview tax bills arrive a year late, like all of Cook County’s. The buyer is credited at closing, from the sale money, for the unbilled stretch through that day.
  • Probate. The courthouse in Bridgeview doesn’t hear probate. Those cases are at the Daley Center in Chicago, and we close once the executor has the court’s OK.

Village requirements can change, so the title company confirms them for your property. If anything needs to be done, we take care of it.

Bridgeview’s older brick homes often have original wiring, plumbing and windows, and some have had water in the basement. Buyers with loans and inspectors tend to flag all of it. If your house fits that description, look at what a listing would net you after repairs and compare it with our offer.

Flooding

Selling a Bridgeview house with water problems

Much of Bridgeview sits in an area Cook County rates as highly susceptible to urban flooding, and the village has had repeated flood losses, including homes along Roberts Road and 100th Place. Federal flood disasters have been declared in the area several times, most recently in 2023. Many houses with basements have dealt with seepage or backups at some point.

Illinois sellers have to disclose known flooding, and a listing buyer’s inspector will look for water stains and mold. We buy houses with that history. Walk us through each time water got in and any fixes, and our offer will account for the cleanup.

How it works in Bridgeview

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Bridgeview FAQ

Is there a Bridgeview transfer stamp?

We haven’t found one. The village isn’t listed among towns with their own transfer tax, and the title company confirms it. We pay the state and county transfer taxes when you sell to us.

Can my case go through the Bridgeview courthouse?

Not for probate. Cook County probate is heard at the Daley Center in Chicago, even though the Bridgeview courthouse handles other cases.

Do you buy houses that have had basement flooding?

Yes. We price the house as it is, water history included.

I own a Bridgeview rental with tenants. Can I still sell?

Yes. We buy rented homes and small buildings with tenants in place. Send us the leases and rent amounts.

I’m behind on my mortgage. Is it too late to sell?

Often it isn’t. Call us as soon as you can, since a quick cash closing has to happen before the foreclosure sale date.

What’s the soonest you can close in Bridgeview?

Typically 2–3 weeks, once title is clear. If you need extra time, set a later date.
