Selling a house in Channahon
Channahon is a village of about 13,400 people at the spot where the DuPage, Des Plaines and Kankakee rivers meet to form the Illinois River. Most of it lies in Channahon Township in Will County, and a western piece crosses into Grundy County. Minooka, Shorewood, Joliet and Elwood are nearby. Interstates 55 and 80 both pass close to town, and U.S. Route 6 runs through it.
The Illinois and Michigan Canal gave the town its start. Work on the canal began in 1836, and two of its locks were built here. The locktender’s house at Lock 6 is still standing, and Channahon State Park sits along the DuPage River. The village first incorporated in 1896, dissolved in 1908 after a bridge failure, and incorporated again in 1961.
For decades the area was mostly farmland. Growth picked up after the interstates brought industry, so most homes today are in subdivisions such as Hunters Crossing that were built in the decades since. A smaller group of older houses sits near the canal and the state park, and some sit on larger lots outside village limits.
If your house is in one of the newer subdivisions and has been kept current, listing it will probably bring the most money. Our cash offer fits better for a home near the rivers that has taken on water, a house that hasn’t been updated in years, an inherited property, or a rental with tenants. The southwest suburbs are where we buy the most houses, and Channahon is part of that area.
What to expect
Reach out by phone or online, and you’ll have a cash offer within a day. We walk through the house once and go over how we arrived at the price, line by line. The closing date is up to you. The sale closes at a local title company, and the normal closing costs are on us.
What to know before you sell in Channahon
- Village stamp. Channahon charges $3 per $1,000 of the sale price, rounded to the nearest $1,000, and its ordinance puts the tax on the buyer. When we’re the buyer, that cost is ours.
- State and county stamps. The Illinois tax is 50 cents per $500 and the county tax is 25 cents per $500. We cover both as part of the closing costs.
- Final bills. The village wants the final water and garbage bills paid, along with anything else owed to the village. Title company lists say the final reading needs 48 hours’ notice and someone at the house.
- No pre-sale inspection. Channahon doesn’t send an inspector before a sale. The stamp paperwork includes the original deed, a village transfer declaration and the PTAX form, and the title company handles it.
- Property taxes in arrears. Will and Grundy counties both bill a year behind. At closing the buyer gets a credit for the current year, and it comes out of the sale proceeds.
- Probate. A Will County estate is probated in Joliet, and a Grundy County estate at the courthouse in Morris.
Village forms and fees change from time to time, so the title company confirms the current list for your address.
Selling your Channahon home two ways
| Sell to us | List with an agent | |
|---|---|---|
| Repairs or updates | Sell it as it stands | Expect a repair list after the buyer’s inspection |
| Showings | One look-through | Showings for weeks or months |
| Commission | None from you | A cut of the price at closing |
| Closing costs | We pay them | Seller pays |
| Water in the basement | We factor it into the offer | Buyers’ inspectors and lenders look closely |
| Timing | About 2–3 weeks, or your date | Listing time plus a 30–45 day loan close |
| Certainty | Cash in hand, no lender | Rests on the buyer’s financing and appraisal |
| Price | Below retail, priced for condition | Top price for updated homes |
A newer two-story in a Channahon subdivision with a dry basement should do well on the open market. An older house by the canal, a home that flooded in 2013 or since, or a township property that needs work is where a cash number gives you something solid to compare.
Living where three rivers meet
Channahon’s rivers are part of its appeal, and part of its risk. In April 2013 the Des Plaines River and the I&M Canal corridor rose fast enough that homes on Canal Street, Blackberry Lane and nearby streets were evacuated, and water spilled over part of the dam at Channahon State Park. The DuPage River covered McEvilly Road and swamped a house in unincorporated Channahon Township.
If your house has had water in it, you don’t have to rebuild before you sell. Tell us when it happened and what was repaired, and we’ll work that into the offer.
Three steps. You pick the closing date.
- Tell us about the house
Fill out the form or call (773) 825-9855. A few quick questions, no pressure.
- Get a fair cash offer in 24 hours
We look at the house with you and show you how we got the number. No obligation.
- Close on your date
As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
Channahon FAQ
Who pays the Channahon transfer stamp?
The village ordinance makes the buyer liable for its $3 per $1,000 tax. When you sell to us, we pay it, along with the state and county stamps.
Does Channahon inspect houses before a sale?
No. The village doesn’t require a pre-sale inspection, but it does need the final water and garbage bills paid.
My house is in the Grundy County part of Channahon. Does that change anything?
The village rules stay the same. Your tax bill comes from Grundy County, and an estate would be handled at the courthouse in Morris instead of Joliet.
Our basement flooded in 2013. Are you still interested in the house?
Yes. Share what happened and what was fixed, and we’ll price the house as it is today.
Do you buy homes outside village limits in Channahon Township?
Yes. Village rules apply only inside village limits, and the title company confirms which ones apply to your address.
How soon can I have money in hand after I accept?
We can usually close in 2–3 weeks. If the estate or your move needs more time, we set a later date.
