Selling a house in Logan Square

Logan Square is community area 22 on Chicago’s Northwest Side. Its borders are the North Branch of the Chicago River on the east, Diversey Parkway on the north, the 606 trail along the old Bloomingdale rail line on the south and Metra’s Milwaukee District North tracks on the west. Avondale lies to the north, Hermosa and Belmont Cragin to the west, Humboldt Park and West Town to the south, and Lincoln Park across the river. The 2020 census counted about 71,700 people.

The Blue Line stops at Western, California and Logan Square, and the Kennedy Expressway skirts Bucktown on the east. Milwaukee Avenue runs the length of the area, and Damen Avenue between North Avenue and Webster is Bucktown’s shopping strip. The square itself, where Logan Boulevard, Kedzie Boulevard and Milwaukee Avenue meet, holds the Illinois Centennial Monument, a 70-foot column put up in 1918. The boulevard blocks north of Cortland Street form the Logan Square Boulevards District, a Chicago Landmark since 2005, with buildings dating from 1880 to 1930.

Bucktown, then called Holstein, joined Chicago in 1863, and the rest of the area followed in 1889. An elevated line that opened in 1895 set off a building boom. CMAP figures put about 59 percent of homes before 1940. Detached houses are only about 15 percent of units. Two-flats hold about 17 percent, three- and four-unit buildings about 28 percent and five- to nine-unit buildings another 16 percent. Greystones and large brick houses line the boulevards, and Bucktown mixes older houses with newer construction and converted lofts.

Plenty of updated Logan Square condos and two-flats sell well with an agent, and we’ll say so if yours is one of them. A cash sale is usually the better fit for a three-flat with long-term tenants and an original boiler, a greystone with tuckpointing and front-steps work ahead of it, a frame house that needs a roof and new wiring, or an inherited house the heirs want sold by a set date.

What to expect

Tell us about the property by phone or through the form, and we’ll book one visit. Within a day of it, you’ll get a written cash offer that lays out our repair numbers and the nearby sales we leaned on. You set the closing date, a local title company runs the closing, and the usual closing costs are ours.

Selling in the city

Before you sell a Logan Square building: city paperwork

  • Transfer stamps. Chicago’s transfer tax is $3.75 per $500 on the buyer side plus a $1.50 per $500 CTA share the city assigns to the seller. The state adds $0.50 and Cook County $0.25 per $500. We cover every piece of it, your CTA share included.
  • 606 district tenant notice. If you own rental property inside the city’s 606 district, which reaches into Logan Square, a pilot program in effect since 2025 requires notice to your tenants and the Department of Housing before a sale and gives tenants a first chance to buy. An attorney can tell you if your address is covered.
  • Zoning certification. The city must certify the legal unit count for any residential building of five units or fewer before it transfers; condos and co-ops are excluded. A garden unit added without a permit shows up here.
  • Water and sewer. The city issues a Full Payment Certificate only once the water account is current. Any balance is cleared from the sale at closing.
  • Rent rolls and deposits. Chicago’s Residential Landlord and Tenant Ordinance governs security deposits. At closing, the leases, deposits and any interest owed move to the new owner.

The title company runs down each of these for your address before closing day.

Logan Square’s housing is mostly two- to four-unit buildings from before 1940. A renovated two-flat with clean leases usually draws plenty of retail interest. A building with older mechanicals, an unpermitted unit or below-market leases is where comparing our net with a listing makes the most sense.

Rental buildings

Selling a Logan Square two-flat or three-flat with tenants

About 44 percent of Logan Square’s housing units sit in buildings with two to four units, according to CMAP. Many of these buildings are rented in full or in part, and selling one is different from selling a house. Tenants have rights under the city’s landlord and tenant ordinance, a buyer will want copies of every lease, and showings need advance notice to the people living there.

We buy occupied buildings, and the tenants can stay. We ask for the leases, a rent roll and a list of security deposits, then walk the units with as little disruption as we can manage. If your building is inside the 606 district, the tenant notice and first-offer steps come before any sale, so talk to a real estate attorney early. We work around that timeline rather than asking you to skip it.

How it works in Logan Square

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Logan Square FAQ

Do you buy greystones on Logan or Kedzie Boulevard?

Yes. Landmark status in the Logan Square Boulevards District doesn’t limit a sale. It means future permit work on the street-facing exterior is reviewed by the Commission on Chicago Landmarks, and we price the building with that in mind.

My rental building is near the 606. Does the tenant purchase pilot apply to me?

It covers rental properties inside the city’s 606 district, which includes parts of Logan Square. If you have tenants and your address falls in the district, the notice comes before the sale, and an attorney can confirm coverage.

Can you buy a three-flat with a garden unit that may not be legal?

Yes. Whatever unit count the zoning certification confirms, we build into our price instead of asking you to fix it first.

Who pays the CTA portion of Chicago’s transfer tax?

The city normally assigns it to the seller. Our purchase is different: we cover it, along with the city, county and state stamps.

Do I have to clear out an inherited house in Bucktown first?

No. Keep what matters to you, and we deal with what’s left. If the estate is in probate, the Cook County case runs through the Daley Center, and we can set closing around the court’s schedule.

How quickly can a Logan Square sale close?

Often in 2–3 weeks, depending on when the city’s water and zoning paperwork and the title search come back. Buildings with a 606 district notice take longer, and you can always choose a later date.
