Selling a house in McKinley Park

McKinley Park is community area 59 on Chicago’s Southwest Side. It sits south of the canals and the Stevenson Expressway, north of Pershing Road, west of Bridgeport and east of Western Avenue and Brighton Park, with Back of the Yards across Pershing to the south. The 2020 Census counted about 15,900 people here.

The area takes its name from its park, which opened on June 13, 1902, and was named for President William McKinley after his assassination. It replaced an older horse track. Today it covers roughly 70 acres at 2210 W. Pershing Road, with a lagoon added in 1906, a field house built in 1916 by D.H. Burnham and Co., and a McKinley statue by Charles Mulligan near Archer and Western. The Orange Line stops at 35th/Archer on Leavitt Street and at Ashland near 31st Street. Archer Avenue, 35th Street and Ashland Avenue carry most of the shops.

Industry came early. The Union Rolling Mill opened near the south fork of the river in the 1860s, brickyards and iron works followed after the 1871 fire, and the Central Manufacturing District began in 1905 on about 260 acres along the south fork. Housing filled in around it. CMAP counts about 63 percent of the homes as built before 1940. About 37 percent are detached single-family houses, about 32 percent are in two-unit buildings and about 17 percent are in three- or four-unit buildings. Brick two-flats and four-flats line many blocks, with frame workers cottages mixed in and newer infill houses on scattered lots.

An updated two-flat near the park or the train will usually find a buyer through an agent. A cash sale can work better if the building still has its original boiler, porches or wiring, if a unit is occupied by a tenant who has been there for years, if a cottage has settled, or if an estate needs to close on a set date.

What to expect

After a quick phone call, we schedule one visit to look at the house and any units. We put a written cash number in your hands within 24 hours, along with how we arrived at it. The closing date is yours to set. A local title company manages the paperwork and payoffs, and we pay the normal costs of closing.

Selling in the city

City rules for selling a McKinley Park home

  • City and CTA tax. Buyers normally cover the city’s $3.75 per $500, and sellers normally cover the CTA’s $1.50 per $500. The state and county stamps add 75 cents per $500 more. Sell to us and you pay none of these.
  • Utility sign-off. No stamps are issued until the city certifies, with a Full Payment Certificate, that the water and sewer account is paid.
  • Zoning certification. Sales of non-condo residential buildings with five or fewer units need one. A four-flat with a fifth unit added in the basement can raise questions here.
  • Tenants. Unless the building is owner-occupied with six or fewer units, Chicago’s landlord-tenant ordinance applies. Deposits and interest pass to the buyer at closing.
  • Estate sales. If the owner has died, the estate typically goes through probate at the Daley Center before the house can be sold.

The title company will check each requirement for your address before the closing date.

With more than half the homes here built before 1940 and a large share in two- to four-unit buildings, many McKinley Park sales involve tenants and older mechanicals. A well-kept, updated building may bring more with an agent. One that needs work is usually easier to sell to us.

Two- and four-flats

Selling a McKinley Park flat with tenants

Two-flats and four-flats are the typical building here, and many of them have been rental property for decades. That often means a mix of month-to-month tenants, older leases that were never written down, and deposits that were collected years ago.

Before an agent can show a rented building, every tenant has to be notified, and some buyers will only close if one or more units are empty. We buy with the tenants in place. Bring us copies of whatever leases you have and a list of the rents and deposits, and we will work from that. On closing day we take over the deposits, plus any interest due, and each tenant is told in writing who owns the building now. If you live in one unit, we can schedule the closing to give you time to move.

How it works in McKinley Park

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

McKinley Park FAQ

Do you buy four-flats in McKinley Park?

Yes. Two-flats and four-flats are some of the most common buildings here. Occupied or empty, we buy them.

Is it a problem that my building has an unpermitted basement unit?

No. Tell us before we make the offer and we will price the building as it is, then handle the unit question after closing.

Can I sell my McKinley Park house without telling my tenants first?

We need to see the units once, so tenants should get notice for that visit. After that, there are no showings.

Who pays Chicago’s transfer tax when you buy?

We do. That includes the CTA share and the state and county stamps too.

Do you buy workers cottages that have settled?

Yes. A sloping floor or tired foundation is priced into the offer, and you do not need to repair it first.

When could we close on a McKinley Park sale?

Usually in 2–3 weeks. If you need longer, we can set the date further out.
