Selling a house in West Ridge

West Ridge is community area 2 on Chicago’s Far North Side, and with about 77,100 people in the 2020 Census it is one of the city’s larger community areas. Howard Street is its north edge. Ridge Boulevard, Western Avenue and Ravenswood Avenue form the east edge, Bryn Mawr and Peterson Avenues the south, and Kedzie Avenue and the North Shore Channel the west. Rogers Park and Edgewater are to the east, Lincoln Square to the south, North Park to the southwest, and Lincolnwood and Evanston across the city line.

West Ridge broke away from Rogers Park in 1890 after a dispute over park districts and became its own village. Both were annexed to Chicago on April 4, 1893. Devon Avenue is the main commercial street, with Western, California and Touhy busy as well, and CTA and Pace buses cover the area. Warren Park and Indian Boundary Park are two of the main parks, and Rosehill Cemetery takes up a large tract in the southeast.

Two bungalow historic districts are on the National Register. The Rogers Park Manor district, roughly between Lunt, Western, Farwell and California, has 329 buildings, 247 of them Chicago bungalows from the 1920s, and was listed in 2005. The Talman West Ridge district holds stucco bungalows built from 1919 to 1930. Other neighborhoods inside the area include Peterson Park, Arcadia Terrace and Nortown.

Housing is varied. CMAP counts about 45 percent of homes built from 1940 to 1969 and 35 percent before 1940, with a median year of 1951. Detached houses are about 21 percent, three- and four-unit buildings about 21 percent, five- to nine-unit buildings 16 percent and buildings of 20 or more units about 17 percent. That mix includes bungalows, brick three-flats and six-flats, courtyard buildings, and larger apartment and condo buildings. An updated bungalow or condo often sells well through an agent. Cash fits an original bungalow, a flat building with tenants, or a condo with a special assessment coming.

What to expect

First, a call or a form, then a single visit from us. The next day or sooner, a written cash offer lands in your hands, listing the repair costs and local sales that set the price. You choose the closing date, from about 2–3 weeks out to later, and a local title company closes it. We pay the normal closing costs.

Selling in the city

City and condo paperwork for a West Ridge sale

  • Transfer taxes. The city portion is $3.75 per $500 and the CTA portion $1.50 per $500, the first usually paid by buyers and the second by sellers. On top of that, Illinois collects $0.50 and Cook County $0.25 per $500. If we are the buyer, all four are on us.
  • Full Payment Certificate. Water and sewer charges have to be paid and certified by the city before the deed can be recorded with stamps.
  • Zoning certification. Required for houses and residential buildings of five or fewer units. Condo units don’t need one.
  • Condo documents. Illinois law requires a seller to give the buyer the declaration, bylaws, a statement of any unpaid assessments and other association records. Associations usually charge a fee for this package.
  • Tenants. In rental buildings, deposits and interest go to the buyer, and the RLTO requires written notice to tenants. Owner-occupied buildings of six units or fewer are outside it.

The title company reviews each requirement for your address before closing.

West Ridge has nearly every Chicago housing type, from 1920s bungalows to postwar condo buildings. A renovated bungalow or a condo in a well-funded building is often a good candidate for listing. An original bungalow, a three-flat with tenants or a condo facing a big special assessment is where a cash sale can make sense.

Bungalow districts

Selling a bungalow in Rogers Park Manor or Talman West Ridge

West Ridge has two National Register bungalow districts. Rogers Park Manor is mostly brick Chicago bungalows from the 1920s, and Talman West Ridge has stucco bungalows built from 1919 to 1930. National Register listing doesn’t restrict a private owner’s sale or require approval for most work.

The repair needs are typical for houses this age: brick tuckpointing or stucco cracks, roofs, art glass or original windows, old boilers and radiators, and kitchens and baths from earlier decades. We buy bungalows in both districts as-is and account for the work in our offer. If the house has been in an estate or empty for a while, that is fine too.

How it works in West Ridge

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

West Ridge FAQ

Do you buy condos in West Ridge?

Yes. We buy condos in courtyard and larger buildings, including units with past-due assessments.

My bungalow is in a National Register district. Does that limit the sale?

No. Listing doesn’t restrict who can buy it, and we buy bungalows in both West Ridge districts.

Do you buy three-flats with tenants?

Yes. Tenants keep their leases, and we take over the deposits when we close.

Do I owe transfer tax on a West Ridge sale to you?

No. Every transfer tax on the deal, city, CTA, county and state, is paid by us.

My condo building just voted a special assessment. Can I still sell?

Yes. We review the assessment with the association documents and factor it into our offer.

Can you close before my condo’s next assessment is due?

Often, yes. We can close in about 2–3 weeks once the association provides its paperwork.
