Selling a house in Crete
Crete is a Will County village of about 8,500 people in Crete Township, roughly 30 miles south of the Loop and 6 miles from the Indiana line. Steger is to the north, and University Park shares a border with it. Illinois Route 1 comes up Dixie Highway and turns into Main Street through town, and Route 394 runs about two miles east. There is no Metra station in the village.
Crete is one of the older towns in the area. Willard and Diantha Wood arrived in 1836, a crossroads called Wood’s Corners grew up around them, and Wood platted the village in 1849. Crete was a stop on the Underground Railroad, and more settlers arrived in the 1840s and 1850s. The railroad came in 1869, and the village incorporated in 1880.
In 1926 the Lincoln Fields racetrack opened south of town, later renamed Balmoral Park, which closed in 2015. That same year, Chicago investors started Lincolnshire east of the village around planned golf courses. Through the 1900s Crete added large residential areas but kept its historic center, so you’ll find older homes near Main Street and newer subdivisions farther out. There are about 3,400 housing units.
If your Crete home is updated, an agent can probably get you more, and we’ll say so. We’re a better fit for an older house near downtown with original systems, an inherited home, a rental, or a house on acreage outside village limits.
What to expect
Start with a call or the online form, and you’ll have our cash offer within 24 hours. Next we tour the house with you and explain what we noticed and how it shaped the figure. Then you name the closing day. Everything closes through a local title company, with the normal closing costs paid by us.
What to know before you sell in Crete
- Transfer taxes. We didn’t find a Crete village transfer tax on the title company lists we checked, and the title company confirms it for your sale. Illinois charges 50 cents and Will County 25 cents per $500. We pay both, and we’d pay a village charge too if one applied.
- Village transfer form. Crete has a Property Transfer/Utility Establishment form. It asks for the closing statement and the new owner’s ID, notes any service shut off for nonpayment, and asks if an inspection is needed.
- Money owed to the village. Any outstanding village balance has to be paid by cash, money order or cashier’s check before service is restored. Balances like this are paid from the sale.
- Taxes a year behind. Will County bills property taxes in arrears. The buyer gets a credit at closing for the current year, deducted from your proceeds.
- Probate. A Crete estate is handled in Will County at the courthouse in Joliet. We can sign with the executor and close after the court gives approval.
- Association homes. If the property is in a homeowners association, the association issues a paid-assessment letter for closing.
The village and county can change their steps, so the title company confirms what’s required for your property once you’re under contract.
Crete side by side: our offer and a listing
| Sell to us | List with an agent | |
|---|---|---|
| Repairs | We handle them after closing | Typically part of getting a buyer |
| Showings | One walk-through with you | As many as the market brings |
| Commission | None | A percentage, paid at closing |
| Closing costs | We pay them | Seller pays |
| Timing | As quickly as 2–3 weeks, or your date | Market time, then 30–45 days |
| Certainty | Cash, no lender involved | Rides on the buyer’s financing |
| Older homes | Age and original systems are fine | Inspectors flag old wiring and plumbing |
| Price | Below retail, priced for condition | Top price for updated homes |
Crete’s newer subdivisions tend to list well. The houses near the historic center, and rural places outside the village with wells and outbuildings, are where repair costs add up fast, and a cash number gives you something solid to compare.
Inside the village or just outside it
A Crete mailing address doesn’t always mean the Village of Crete. Unincorporated areas such as Willow Brook Estates, between the village and the Indiana line, use the Crete ZIP code. Homes there aren’t under village rules, so the village transfer form doesn’t apply, and Will County handles the services the village would.
Your tax bill lists the taxing districts for the property, and that’s the quickest way to tell. We buy inside the village and out, and the title company checks which rules apply before closing.
Three steps. You pick the closing date.
- Tell us about the house
Fill out the form or call (773) 825-9855. A few quick questions, no pressure.
- Get a fair cash offer in 24 hours
We look at the house with you and show you how we got the number. No obligation.
- Close on your date
As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
Crete FAQ
Does the Village of Crete charge a transfer tax?
We found none on title company lists, and the title company confirms it for your sale. The Illinois and Will County taxes apply, and we pay them.
What does the village need after the house sells?
The new owner files the Property Transfer/Utility Establishment form with the closing papers and an ID to set up water. Any money owed to the village gets paid from the sale.
My address says Crete, but I’m not in the village. Will you buy it?
Yes. Unincorporated homes with a Crete address are part of what we buy. County rules apply there instead of village rules.
Where does a Crete estate go through probate?
The Will County courthouse in Joliet. Once the executor has authority from the court, we can close.
Do you buy older houses near downtown Crete?
Yes. Original plumbing, wiring or foundations don’t stop us. We price the work into the offer.
Will County taxes are paid a year late. How is that handled?
At closing, the buyer gets a credit for the current year’s taxes, taken from the sale. The title company calculates it.
