Selling a house in Maywood

Maywood sits along the Des Plaines River’s west side in Cook County’s Proviso Township, about 11 miles west of the Loop. Melrose Park is to the north, Broadview to the south, Bellwood to the west, and Forest Park and River Forest across the river to the east. I-290 cuts through the village, the Metra Union Pacific West Line stops downtown, and the Illinois Prairie Path follows an old rail line through town. About 23,500 people live here.

Maywood began as a planned suburb. In 1869 a group of Vermont businessmen formed the Maywood Company, and in 1870 they laid out wide streets, planted about 20,000 trees and started building north of the Chicago and North Western tracks. The village incorporated in 1881. Factories, including American Can from 1901, lined the rail corridor until most industry left in the 1970s. Loyola University Medical Center opened here in 1969, on land that was once an airfield.

Many of Maywood’s houses are around a century old, and a good number are still close to original. Seventeen Maywood homes and properties are listed on the National Register. The village has about 8,400 housing units, from houses near the original 1870 plat to homes built on later blocks.

An older home that has been carefully updated will usually do well with an agent. A cash sale fits when a hundred-year-old house needs more work than you’re willing to do: a new roof, a boiler, wiring, a foundation repair, or simply years of deferred upkeep. It also fits when an estate or a vacant house needs to be sold without fixing it first.

What to expect

The first step is a short visit so we can see the house. A cash offer follows within a day, and we walk you through the numbers that set it. After that, you pick the closing date and sign at a local title company. The ordinary closing costs are ours.

Local rules and costs

What to know before you sell in Maywood

  • Village transfer tax. Maywood’s rate is $4 for each $1,000 of price, a seller cost by ordinance. In a sale to us, we pay it.
  • State and county stamps. The Illinois stamp is 50 cents per $500 and the Cook County stamp is 25 cents. Both go on our side of the closing statement.
  • Certificate of Compliance. The village requires a clear Certificate of Compliance before it issues the stamp, and that includes a pre-transfer inspection. We take care of both.
  • Final water reading. The Water Department takes a final meter reading, and any balance has to be paid.
  • Paperwork and timing. The village needs the original deed, the state declaration and its own transfer declaration form. Allow up to 72 hours for the stamp.
  • Taxes and probate. Because Cook County collects a year late, the closing statement includes a credit to the buyer for this year’s taxes. Estate sales go through probate at the Daley Center downtown.

Before closing, your title company reviews Maywood’s current requirements for the property.

Many Maywood houses date to the village’s early decades, with original plaster, older wiring and aging boilers. A buyer’s lender may want some of that fixed before closing. If your house is in that shape, compare our offer with what you would net after repairs.

Questions

Maywood FAQ

What is Maywood’s transfer tax?

$4 per $1,000 of the sale price, charged to the seller. We pay it in full when we buy.

Do I need a Certificate of Compliance to sell in Maywood?

Yes. The village requires one, along with an inspection, before it stamps the deed. We schedule the inspection and handle what follows.

My house is over 100 years old. Do you buy homes that age?

Yes. Many Maywood houses are a century old, and we buy them with original systems, worn floors or structural needs.

How long does Maywood take to issue the transfer stamp?

The village asks for up to 72 hours. We submit the paperwork early so the stamp is ready for closing day.

Can you buy a vacant house that has been sitting empty?

Yes. Vacant houses often have water, mold or break-in damage, and we buy them without cleanup.

Who handles the final water bill?

The village’s Water Department reads the meter, and the balance is paid at or before closing. The title company makes sure it’s settled.
