Selling a house in Round Lake

Round Lake is a Lake County village of about 18,700 people in western Lake County, reaching into Avon, Grant and Fremont townships. It shares the area with Round Lake Beach, Round Lake Park and Round Lake Heights, which are separate villages, along with Hainesville and Grayslake. Metra’s Milwaukee District North line stops at Round Lake station, and Pace Route 570 connects to Fox Lake and Grayslake.

The village grew around the railroad. In the 1890s, the Chicago, Milwaukee and St. Paul built a branch line through western Lake County, and a local landowner gave the railroad free land for a station named for the nearby lake. In 1901 the Armour Company built an ice house on the lake that could hold more than 100,000 tons. Round Lake incorporated on January 7, 1909. A 1917 fire destroyed the Armour operation, though its workers’ dormitory survived and later became a summer retreat.

Homes went up around the lake after World War II, and the village annexed large areas from the 1970s on. The big change came in the 2000s, when the population tripled from about 5,800 to about 18,300 in ten years. As a result, much of Round Lake’s housing is in subdivisions from that decade, many with homeowners associations, alongside older houses near the lake and the train. The 2020 Census counted about 6,300 housing units.

A newer Round Lake home in good shape will usually sell through an agent, and we’ll be straight about that. Cash makes sense for older houses near the lake, homes with deferred repairs, rentals, inherited property, and sellers who can’t wait out a long listing.

What to expect

By tomorrow, you’ll know our cash price. A single look at the house is enough, and we’ll go over the reasoning with you in plain terms. Pick any date that suits your move. A title office nearby runs the closing, and the costs that normally land on a seller are paid by us.

Local rules and costs

What to know before you sell in Round Lake

  • No village transfer tax. Neither Chicago Title’s chart nor the Illinois Realtors summary shows a Round Lake transfer tax. What remains is the Illinois stamp, at 50 cents per $500, and Lake County’s, at 25 cents per $500. Both are ours to pay.
  • Check which village you are in. Round Lake Beach, Round Lake Park and Round Lake Heights each require an occupancy inspection or permit at sale, according to Chicago Title. Round Lake itself isn’t listed with one, so make sure of your village before closing.
  • Final water bill. The title company requests any final reading the village needs. The bill comes out of the sale.
  • Associations. Subdivisions from the 2000s often have an HOA. The association confirms the account is current, and any balance is squared up on closing day.
  • Taxes in arrears. The county collects property tax one year after the fact, so your months in the house this year show up as a buyer credit.
  • Probate. Round Lake estates go through Lake County’s circuit court in Waukegan.

The title company verifies Round Lake’s requirements for your address, and we cover whatever’s needed.

Round Lake has a lot of houses from the same decade, so retail buyers compare them side by side. If yours has worn carpet, original appliances and a roof near the end of its life, it can sit while updated ones sell. That’s when our number is worth comparing.

Four villages

Round Lake, Round Lake Beach, Round Lake Park or Round Lake Heights?

After World War II, communities grew up around the lake that each took the Round Lake name, and several became their own villages. Today Round Lake, Round Lake Beach, Round Lake Park and Round Lake Heights all have different rules at sale. A mailing address that says Round Lake doesn’t always mean the house is in the village of Round Lake.

The title company checks the legal description and tells us which village the house is in. If it’s one with an occupancy inspection, we schedule it and handle the result. If it’s in Round Lake itself, there’s less to do. Either way, you don’t have to sort it out.

How it works in Round Lake

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Round Lake FAQ

Is there a transfer tax in Round Lake?

Not according to the title-company charts. You’d only see Illinois and Lake County stamps, and those are on us.

My address says Round Lake. Which village am I in?

Not always the village of Round Lake. The title company checks the legal description, and we follow that village’s rules.

Do you buy homes in Round Lake subdivisions with an HOA?

Yes. Association paperwork is routine for us, and unpaid dues just get settled from the sale.

Do you buy older houses near the lake?

Yes, in any condition. You don’t need to make repairs first.

Where is probate for a Round Lake estate?

Round Lake estates are filed in Waukegan. We can have a contract signed early and close when the judge allows it.

Could I keep living there for a short time after we close?

In many cases, yes. Bring it up on the first call so the contract spells it out.
