Selling a house in Vernon Hills

Vernon Hills is a Lake County village of about 26,900 people in Libertyville and Vernon townships. Libertyville and Mundelein are to the north and west, with Long Grove, Buffalo Grove and Lincolnshire to the south. Route 60 and Milwaukee Avenue (Route 21) cross the village, U.S. 45 runs along its edge, and Metra’s North Central Service stops at Vernon Hills station.

The village is young. The land was farmed from the 1850s, and in the 1950s developers Quinn Hogan and Barney Loeb bought land to build houses and a golf course. Vernon Hills incorporated in 1958 with 123 residents. In 1971 it annexed the land for Hawthorn Center, now Hawthorn Mall. Centennial Crossing followed in 1986, and in 1988 the village annexed 1,200 acres of the former Cuneo estate, which became about 2,100 homes and a golf course. Part of Half Day was annexed in 1994, and in 2000 a former Nike missile site and Navy practice field became the Vernon Hills Athletic Complex.

Most of the village’s housing was built from the 1960s through the 1990s in planned subdivisions with single-family homes, townhomes and condos. Census takers counted roughly 11,000 units in 2020.

Vernon Hills homes in good shape usually do well on the market, and we’ll tell you if yours is likely to. We fit when a house from the 1970s or 1980s still has its original roof, windows or furnace, when a job move means you need to sell fast, when an estate has to be settled, or when you’d rather avoid months of showings.

What to expect

We’ll make a cash offer within 24 hours. One walk-through, and we’ll go through our numbers with you. You decide on the closing date, we sign at a title company nearby, and we cover the regular closing costs.

Local rules and costs

What to know before you sell in Vernon Hills

  • No village transfer tax. Vernon Hills doesn’t show up on the Chicago Title or Illinois Realtors transfer tax charts. Per $500 of price, the state stamp is 50 cents and the county stamp 25 cents. We pay both.
  • Final water bill. If the village requires a final reading, the title company orders it, and the closing pays it.
  • Associations. Many Vernon Hills homes are in associations. Expect a paid-assessment letter and, for some, a resale packet. Dues owed are paid at closing.
  • Taxes in arrears. Lake County’s bills run a year late. The buyer’s credit for your share of this year comes out of the proceeds.
  • Probate. Vernon Hills estates are handled at the Lake County courthouse in Waukegan.

Rules can change, so the title company verifies what the village needs for your address before closing, and anything on that list is ours to handle.

In Vernon Hills, a lot of houses were built in the same few decades, so buyers compare them closely. One with original 1980s finishes sits next to updated ones on the listing sites. If yours needs that work, our offer may be the simpler path.

Planned subdivisions

Selling a Vernon Hills home in an association

Much of Vernon Hills was built as planned developments, from the original 1950s subdivision to Centennial Crossing and the homes on the former Cuneo land. Many of these neighborhoods have associations that collect dues and, for townhomes and condos, handle exteriors and common areas.

When you sell to us, we order the association paperwork and review it with the title company. If there are unpaid dues or a special assessment, it shows up on the settlement statement, and we’ll explain how it affects the numbers before you sign anything.

How it works in Vernon Hills

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Vernon Hills FAQ

Does Vernon Hills charge a transfer tax?

Neither title-company chart lists one. That leaves the state and county stamps, which we cover.

Do you buy townhomes and condos in Vernon Hills?

Yes. We handle the association letter and any resale documents.

My house still has original finishes. Will you buy it?

Yes. Dated kitchens, original baths, an aging roof or an old furnace don’t stop us.

I’m relocating for work. Can you close fast?

Usually in about two to three weeks. If you need to be gone sooner, tell us and we’ll see what’s possible.

Where is probate for a Vernon Hills estate?

Lake County’s courthouse in Waukegan. We sign with whoever the court appoints and close after it approves the sale.

Do I have to empty the house first?

No. Keep what you want, and the leftover furniture and boxes become our job.
