Selling a house in Western Springs

Western Springs is a Lyons Township village in Cook County with about 13,600 residents. Ogden Avenue runs along its north edge and the Tri-State Tollway (I-294) forms its west side, with Wolf Road as the main north-south street. La Grange is to the east and Indian Head Park to the south. Downtown’s Metra BNSF station, rebuilt in 2004–2005 to match the depot torn down in 1972, has trains to Chicago and Aurora.

The railroad came through in 1863, a land association bought the area in 1870, and the village incorporated in 1886. Its signature landmark, the 112-foot water tower of Naperville stone, went up around 1890 after the spring that named the village dried up. The tower became a museum in 1970 and was listed on the National Register in 1981. A newer tower stands in Spring Rock Park, built in 1962.

Western Springs grew in stages. Old Town, near the tracks, is the oldest area, followed by Fairview Estates, Field Park and Ridge Acres. The village later annexed Forest Hills (1927), Springdale (1955) and Ridgewood (1973), former farmland built up with postwar houses. Commonwealth added townhomes from 1994 to about 2004, and Timber Trails, begun after 2005 on a former country club, mixes single-family homes and townhomes.

A Western Springs home in good shape will usually do well with an agent, and we’ll be honest about that. Our cash offer is a better fit for an older house with major repairs ahead of it, an estate full of belongings, or a move that has to happen on a fixed date.

What to expect

Tell us about the house and we’ll get back to you with a cash offer inside 24 hours. A single walk-through gives us what we need, and we show you how each part of the price was figured. You pick when to close, the closing runs through a local title company, and the normal closing costs are covered on our end.

Local rules and costs

What to know before you sell in Western Springs

  • No village transfer tax. There’s no Western Springs transfer tax. Only the state and Cook County stamps apply, at a combined 75 cents per $500, and when you sell to us they’re part of what we pay.
  • No pre-transfer inspection. You won’t need a village inspection before the sale.
  • Water bill. Western Springs reads the meter at the end, and the final bill has to be paid. It comes out of the sale.
  • Townhome associations. In Commonwealth, Timber Trails and other communities with an HOA, the association provides a statement of dues, and any balance is cleared at closing.
  • A year behind. You pay last year’s Cook County taxes this year. At closing, the buyer is credited for the part of this year you’ve owned the house.
  • Probate. Estates for Western Springs homes go through Cook County probate at the Daley Center. The executor can contract with us and close with the court’s permission.

Our title company reconfirms these steps with the village before closing, and if anything else is needed, we handle it.

Buyers in Western Springs often compare older homes to recently rebuilt houses on the same street. A 1950s or 1960s house in Springdale or Ridgewood with original systems, or an Old Town house with a century of wear, may be worth more to you as a quick, as-is sale. Check both numbers.

How it works in Western Springs

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Western Springs FAQ

Does Western Springs charge a transfer tax or require an inspection?

Neither. The village wants a final meter reading, and the Illinois and Cook County stamps, which we pay, still apply.

Do you buy townhomes in Commonwealth or Timber Trails?

Yes. We buy townhomes and get the dues statement from the association.

Will you buy an older house near downtown?

Yes. Old Town houses with original plumbing, wiring or foundations are fine. We buy them as they are.

My house is in Springdale and hasn’t been updated. Is that a fit?

It can be. If it needs a full update, our offer may make sense next to listing it, and we’ll show you why.

Where would probate be filed for my parent’s house?

Cook County hears it at the Daley Center downtown, and the judge must sign off before we close.

What’s a typical closing time?

About 2–3 weeks after you accept, or whatever later date you choose.
