Selling a house in Wheeling
Wheeling is a village of about 39,150 people in the north suburbs. Nearly all of it is in Cook County, in Wheeling Township, with a smaller piece in Lake County’s Vernon Township. Buffalo Grove is to the north and west, Arlington Heights to the southwest and Prospect Heights to the south. Milwaukee Avenue and Dundee Road cross in the middle of town, and Metra’s North Central Service stops at a station off Wheeling Road, opened in 1996.
By 1836, Milwaukee Avenue was a stagecoach road between Chicago and Green Bay, and Joseph Filkins ran a tavern at Dundee and Milwaukee. The Wisconsin Central Railroad arrived in 1886, and the village incorporated in 1894. Restaurants along Milwaukee drew diners from the city for decades. Chicago Executive Airport, the former Palwaukee, is shared with Prospect Heights, and the two villages bought it in 1986.
Wheeling stayed small until after World War II. It grew from fewer than 1,000 people in 1950 to nearly 15,000 by 1970, and the South Wheeling Industrial Park was added in those years. So most homes date from the 1950s on, a mix of single-family houses, townhomes, and apartment and condo complexes. Union Commons condos now stand where the old Union Hotel was. The 2020 Census counted about 16,200 housing units.
An updated Wheeling house or condo will often sell well through an agent, and we’ll tell you that honestly. Selling to us is worth a look when a unit needs a full remodel, when a house has deferred repairs, when there are tenants, or when an estate has to be settled from out of town.
What to expect
Reach out and a cash number follows inside 24 hours. A single visit is enough for us to price the property, and then we go through the figures piece by piece. You name the closing day. Papers are signed at a local title company, and we pick up the regular closing costs.
What to know before you sell in Wheeling
- No village transfer tax. Wheeling charges no transfer tax, but it does require a real estate transfer certificate. Illinois still takes 50 cents per $500 and the county (Cook or Lake) takes 25 cents, and both of those are paid by us.
- Transfer certificate timing. The village needs the application and original deed in advance. Chicago Title’s chart says the certificate can take up to seven business days to issue.
- Water, sewer and garbage. Those bills must be paid before transfer, and the final meter reading is scheduled ahead of closing. Any balance comes out of the sale.
- Condos and townhomes. Your board or management company writes a letter showing what’s been paid. Open dues are settled at closing.
- Property taxes. Cook and Lake counties both bill a year in arrears. The closing statement credits the buyer for the months of this year you owned it.
- Probate by county. Most Wheeling estates are handled in Cook County at the Daley Center. If the house is on the Lake County side, the case is in Waukegan.
The title company confirms Wheeling’s current steps for your address, and we handle each one.

How Wheeling’s transfer certificate works
Wheeling doesn’t charge a transfer tax, but it won’t let a deed go through without a real estate transfer certificate. The application goes to the village’s finance office with the original deed, and the water, sewer and garbage accounts have to be paid in full.
Title-company charts say to book the final meter reading about 10 days before closing and to allow up to seven business days for the certificate. On a tight timeline, those days matter. When you sell to us, our title company starts the application as soon as the contract is signed, so the certificate is ready for the date you picked.
Three steps. You pick the closing date.
- Tell us about the house
Fill out the form or call (773) 825-9855. A few quick questions, no pressure.
- Get a fair cash offer in 24 hours
We look at the house with you and show you how we got the number. No obligation.
- Close on your date
As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
Common reasons Wheeling owners sell
Wheeling FAQ
Does Wheeling have a transfer tax?
No. It requires a transfer certificate instead. The Illinois and county stamps are still due, and those are our cost.
How long does the Wheeling transfer certificate take?
Chicago Title’s chart says up to seven business days. Our title company applies right after we sign the contract.
Do you buy condos and townhomes in Wheeling?
Yes, in any condition. The association’s paid-assessment letter is ordered by the title company.
What if my Wheeling house is in Lake County?
Nothing changes for you. The Lake County stamp replaces the Cook stamp, and probate, if needed, is in Waukegan.
Can you buy a rental with tenants?
Yes. Send us the leases, and the tenants can stay.
Do I need to pay off an old water bill first?
No. Unpaid water, sewer and garbage balances are paid from the sale.
