Selling a house in Yorkville

Yorkville is the county seat of Kendall County, a city of about 21,500 people on both banks of the Fox River. It covers parts of Bristol, Kendall and Fox townships. Oswego is to the east, Montgomery to the northeast and Plano to the west, and Aurora is about 4 miles away. Routes 34, 47, 71 and 126 all serve the city.

Earl Adams built the first cabin on Courthouse Hill in 1833. Kendall County formed in 1841, and Yorkville won the county seat from Oswego in an 1859 vote. The courthouse finished in 1864 is on the National Register. For more than a century, Bristol on the north bank and Yorkville on the south bank had separate governments, until they merged in 1957 as the United City of Yorkville. The Marge Cline Whitewater Park opened on the river in 2010, and Raging Waves waterpark opened in 2008.

Most of Yorkville is much newer than its history. The population jumped in the 2000s as large subdivisions went in, including Grande Reserve, Raintree Village, Bristol Bay, Autumn Creek, Whispering Meadows, Windett Ridge and Heartland Circle, along with townhomes near Kendall Marketplace. Older houses remain on the streets around downtown, Hydraulic Street and the bluffs above the river.

If your Yorkville home is updated, an agent can usually sell it well. Our offer tends to fit a 20-year-old house that still has its builder-grade kitchen, original carpet and an aging water heater, an older home near downtown with bigger problems, a townhome with dues piling up, or an estate that needs to close on schedule.

What to expect

Here’s what happens after you reach us: a cash offer arrives within a day, we come through the house once, and we walk you through how the figure was built. You decide when to close. We use a title company close to Yorkville and pay the normal closing costs.

Local rules and costs

What to know before you sell in Yorkville

  • No city transfer tax. Yorkville has no municipal transfer tax according to the ATG listing. Illinois charges 50 cents per $500 and Kendall County 25 cents per $500. On a Yorkville sale to us, our side of the statement carries both.
  • Final water reading. Per the ATG listing, Yorkville wants a final water reading and the bill paid. Our title company requests it a few days before closing.
  • Kendall County taxes. Taxes here are paid the year after they’re assessed. That means a credit to the buyer for your share of this year’s taxes, taken out of the sale at closing.
  • County seat paperwork. Your Yorkville deed gets recorded right in town at the county clerk and recorder’s office, and estates are heard at the Kendall County courthouse on John Street.
  • Association letters. Grande Reserve, Raintree Village and many other Yorkville neighborhoods have associations. A paid-assessment letter goes into the title file, and any balance is cleared at closing.
  • River lots. Some Yorkville houses along the Fox River sit in a mapped flood zone. We buy them, and we account for it in the offer.

Yorkville can update its rules, so our title officer looks up what the city wants for your property. We cover whatever that turns out to be.

Yorkville still has builders selling new homes. When a buyer can get brand-new for a little more, a 2005 house with original finishes has to compete hard. Before you spend on paint, flooring and a kitchen, ask what we’d pay as it is.

Built in the boom

Yorkville houses from the 2000s

Much of Yorkville was built in a short stretch between about 2000 and 2010. Those houses are now reaching the age when roofs, water heaters, furnaces, air conditioners and decks wear out at about the same time. Many also still have the original carpet, laminate counters and builder light fixtures.

None of that is a problem when you sell to us. We price the house for what it needs, close with the association letter in hand, and let you leave behind whatever you don’t want. If you’d rather update and list, we’ll tell you honestly when that looks like the better route.

How it works in Yorkville

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Yorkville FAQ

Do you buy homes in Grande Reserve and Raintree Village?

Yes. We buy in Grande Reserve, Raintree Village, Autumn Creek, Bristol Bay and the rest of Yorkville’s subdivisions, plus older homes near downtown.

Is there a Yorkville transfer tax?

No, Yorkville doesn’t charge one. The Illinois and Kendall County taxes still apply, and when we buy, those are on us.

What does Yorkville require from the seller before closing?

A final water reading with the last bill paid. Our title officer requests the reading and settles the bill from the sale.

Where does probate happen for a Yorkville house?

Right in town, at the Kendall County courthouse, 807 W. John Street. Executors often sign with us before the judge rules, and the closing date follows approval.

My HOA dues are behind. Can I still sell?

Yes. The sale pays off what’s past due, and the title company gets the paperwork from the association.

How quickly can a Yorkville sale close?

Yorkville closings with us usually land 2–3 weeks after the contract is signed. Want more time? We’ll schedule it later.
