Selling a house in Woodridge

Woodridge is a village of about 34,000 people, mostly in DuPage County with small pieces in Will and Cook. Lisle and Downers Grove are to the north, Darien to the east, Bolingbrook to the south and Naperville to the west. Illinois Route 53 runs through the village, and I-55 meets Route 53 just to the south. For Metra, most commuters use the BNSF stations in Lisle or Downers Grove.

The village is young. Developer Albert Kaufman started Woodridge, and it incorporated in 1959 with fewer than 500 residents. The name comes from “The Ridge,” a wooded hillside above the East Branch of the DuPage River. Seven Bridges, the Village Greens golf course and Cypress Cove water park are local landmarks, and Home Run Inn pizza is based here. In June 2021, a tornado damaged about 225 homes in Woodridge and nearby suburbs.

Almost everything in Woodridge was built after the 1950s. The 2020 Census counted about 14,000 housing units: ranches and split-levels from the 1960s on, townhome and condo complexes, apartments, and newer single-family homes such as those at Seven Bridges.

A Woodridge home that’s been kept up and updated will often do well with an agent, and we’ll be straight with you about that. We’re a better fit for a split-level with original finishes, a townhome with a special assessment coming, a house with storm or water damage, a rental with tenants, or a sale with a deadline.

What to expect

We’ll set up one visit, then send a cash offer within a day. The offer comes with our math, so you can see the sales and repair costs we looked at. Any closing date that suits you is fine. A local title company closes the sale, and the regular closing costs are on us.

Local rules and costs

What to know before you sell in Woodridge

  • Village transfer tax. Woodridge charges $2.50 per $1,000 of the sale price and puts it on the seller. In a sale to us, that tax is ours.
  • State and county stamps. The state stamp costs 50 cents per $500, and the county stamp costs 25 cents per $500. We cover both as part of our closing costs.
  • Water bill and village balances. The final water bill and any other amounts owed to the village must be paid before Woodridge issues its stamp. The title company handles the request.
  • Taxes a year behind. Illinois property taxes are billed the year after they’re owed, so the buyer gets a credit at closing for this year’s share, taken from the proceeds.
  • Townhome and condo associations. The association gives a paid-assessment letter, and any unpaid dues are cleared at closing.
  • Probate. For most Woodridge owners, probate is in DuPage County at the courthouse in Wheaton. For an owner who lived in the Will or Cook County part, the case goes to Joliet or the Daley Center in Chicago.

Before closing, the title company verifies what Woodridge currently requires for your address. We handle it from there.

Much of Woodridge was built from the 1960s on, and many of those homes are now on their second or third roof and furnace. If yours still has original windows, baths and electrical, compare the cost of updating it with our as-is offer. Homes that took storm damage and were only patched are worth a look, too.

Questions

Woodridge FAQ

Who pays the Woodridge transfer tax?

Woodridge assigns it to the seller at $2.50 per $1,000, but in a sale to us we pay it, and the state and county stamps too.

Do you buy split-levels and townhomes in Woodridge?

Yes. We buy split-levels, ranches, townhomes and condos in any condition.

My house had storm or water damage. Can I still sell?

Yes. We buy houses with roof, siding or water damage and price the repairs into the offer.

My Woodridge address is in Will County. Does that change anything?

The village rules are the same. The county taxes and probate court follow the county the house or owner is in, and the title company sorts that out.

Can you buy a rental with a lease?

Yes. Tenants can stay, and the lease transfers to the new owner at closing.

What’s the quickest you can close in Woodridge?

Usually about 2–3 weeks after we sign, once the title search is done.
