Selling a house in Downers Grove
Downers Grove is a DuPage County village of about 50,000 people, spread over parts of Downers Grove, Lisle, York and Milton townships. Westmont and Darien are to the east, Lisle and Woodridge to the west, and Oak Brook to the northeast. The Metra BNSF line has three stops in town: Belmont, Main Street and Fairview Avenue. I-88 and I-355 run along the north and west edges, I-55 is just south, and Ogden Avenue crosses the middle.
Pierce Downer settled here in 1832, and the village incorporated in 1873. The Chicago, Burlington and Quincy Railroad came through in 1864, and the town grew along the tracks. Downtown still has the Tivoli Theatre, which opened in 1928, and the village owns Lyman Woods, about 150 acres of oak savanna and prairie.
The housing reflects that long history. There are homes from the late 1800s and early 1900s near downtown, and Downers Grove has dozens of confirmed kit homes, including 68 sold by Sears. After World War II, smaller postwar houses filled in much of the rest of the village. The village also has one of the highest teardown rates in the Chicago area, so many smaller older homes have been replaced by larger new ones. The 2020 Census counted about 21,400 housing units.
An updated Downers Grove home usually sells well on the open market, and we’ll tell you if that’s the better path for you. Selling to us fits better when a house needs a new roof, kitchen and baths all at once, when an older home is worth more for its lot, when you have an estate to settle, or when tenants are still living there.
What to expect
You’ll get a cash offer within 24 hours of our walk-through, along with the numbers behind it: what similar homes sold for and what the repairs cost. The closing day is up to you. A local title company runs the closing, and we pay the normal closing costs.
What to know before you sell in Downers Grove
- No village transfer tax. Downers Grove doesn’t appear on title-company transfer tax lists. You still need Illinois stamps (50 cents per $500) and DuPage County stamps (25 cents per $500). In a sale to us, those stamps are on our tab.
- Final water reading. The village takes a final water reading, and the last bill is paid before the deed is recorded. The title company orders it.
- Property taxes in arrears. DuPage tax bills are paid a year behind. The buyer is credited at closing for the months you’ve owned the house this year, out of the sale proceeds.
- Tenants and leases. If the house is rented, send us the leases and deposit records. Tenants can stay in place through the sale.
- Association letters. Condos and townhomes need a paid-assessment letter from the association before closing.
- DuPage probate. Estates of DuPage County residents are handled at the courthouse in Wheaton. The executor can sign with us while the case is still open.
The title company confirms Downers Grove’s current requirements for your property before closing. If something new comes up, we deal with it.

In Downers Grove, an older house on a good lot can be worth more as land than as a home. If yours is in that spot, we’ll show you both values and explain which one our offer is based on.
Selling an older Downers Grove house
A lot of Downers Grove’s older housing is small: kit homes, early 1900s frame houses and modest postwar ranches. Many still have original plumbing, wiring or foundations. Buyers using a loan often ask for repairs or a lower price once an inspection turns those up.
We’ll buy any of these as-is. You don’t need to fix the basement, replace windows or clear out decades of belongings. If the house has kit-home history or a lot that builders want, we take that into account and walk you through how it affects the number. If a full listing would clearly net you more, we’ll say so.
Three steps. You pick the closing date.

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
Downers Grove FAQ
Is there a Downers Grove transfer tax?
No village tax shows on the title-company lists. The state and DuPage County stamps apply, and we pay them in a sale to us.
Do you buy Sears kit homes and other older houses?
Yes. We buy older houses in any condition and take their history and lot into account when we price them.
My house might be a teardown. Should I call a builder instead?
You can. We’ll give you a cash offer that reflects the lot value, and you can compare it with any builder’s offer.
Can I sell a Downers Grove rental with tenants still living there?
Yes. We buy occupied rentals and take over the leases at closing.
Where do Downers Grove estates go through probate?
If the owner lived in DuPage County, the case is at the courthouse in Wheaton. We work with the executor through the process.
How soon could we close on a Downers Grove house?
Often in 2–3 weeks once title work is done. A later date works too, so you’re not rushed out.
