Selling a house in Worth

Worth is a village of about 11,000 people in southwest Cook County, roughly 20 miles from the Loop. Harlem Avenue is a township line here, with Worth Township to the east and Palos Township to the west, and both sides are in the village. Chicago Ridge, Palos Hills and Palos Heights share its borders. The Calumet Sag Channel forms the southern edge, with boat launch access, and Stony Creek touches the north side. Metra’s SouthWest Service stops at the Worth station, and the Tri-State Tollway runs along the east side of town.

Worth stayed small for a long time. It had fewer than 1,500 residents in 1950 and close to 12,000 by 1970, so most of its houses were built in that 20-year stretch. Expect mainly single-family homes from the 1950s and 1960s on modest lots, with some newer infill and remodels mixed in.

A house that has had the same owner since then often still has its original kitchen, bath, furnace or sewer line. A few low spots also take on water in hard storms. The village’s own flood plan points to 114th Street east of Harlem, the Worthwoods area near 109th Street, and blocks next to Stony Creek.

If your Worth home has been kept up and updated, an agent will probably get you more, and we’ll say so. A cash sale makes more sense for a house that needs a lot of work, an estate where the family lives out of state, a rental with a tenant in place, or a sale that has to happen by a certain date. We buy more houses in the southwest suburbs than anywhere else, so Worth is familiar ground for us.

What to expect

Tell us about the house by phone or through the form, and within 24 hours you’ll have a cash number. After a walk-through, we show you the repair estimate and the math behind the price. Pick the closing date that works for you. We close with a local title company and cover the normal closing costs.

Local rules and costs

What to know before you sell in Worth

  • No village transfer tax. Worth doesn’t charge its own transfer tax. The Illinois tax (50 cents per $500) and the Cook County tax (25 cents per $500) still apply, and when you sell to us, we pay both.
  • Water, sewer and plumbing certificate. Before a deed can be recorded, the village needs a final meter reading, payment of all water and sewer charges, and a village check of the plumbing. The Village Clerk then issues a certificate of payment and compliance. The village code says it can’t be more than 30 days old at recording, so it’s ordered close to closing.
  • No full point-of-sale inspection. Worth doesn’t require a whole-house inspection for a sale. The plumbing check tied to the water certificate is the village’s step.
  • Taxes come a year late. Cook County bills a year late, so the buyer gets a credit at closing for the current year. That credit is deducted at the closing table.
  • Probate. A Worth estate is probated in Cook County at the Daley Center downtown. Once the judge lets the executor sell, we can close.
  • Water in the basement. Tell us if the house has flooded. We price that in instead of asking you to fix it first.

The village can change its fees and forms, so the title company checks the current list for your address before closing.

A Worth ranch with a newer roof, windows and kitchen is a strong listing. One that still has its 1960s systems, or a basement that takes water, is where our cash number is worth comparing.

Questions

Worth FAQ

Does Worth charge a transfer tax?

No. The village has no transfer tax of its own. The state and county taxes still apply. When you sell to us, we cover them.

What is the village water certificate?

It shows the water and sewer bills are paid and the plumbing passed a village check. A deed in Worth can’t be recorded without a current one, and any balance is paid from the sale.

My house is west of Harlem Avenue. Is it still in Worth?

It can be. Harlem is a township line, not a village line, so part of Worth sits in Palos Township. Your tax bill or the title company can confirm it.

My basement takes on water when it storms. Will you still make an offer?

Yes. Tell us how often it happens and what was done about it, and we’ll factor that into the price.

I inherited my parents’ house in Worth but live out of state. Can we still sell?

Yes. We sign with the executor, and once the Cook County court allows the sale, we close at a local title company.

How quickly can a Worth sale close?

Often in 2–3 weeks. The water certificate is only good for 30 days, so we order it once your closing date is set.
