Selling a house in Alsip
Alsip is a Cook County village of about 19,000 people in Worth Township. Oak Lawn is to the north, Worth and Palos Heights to the west, Crestwood to the south, and Blue Island, Robbins and Merrionette Park to the east, with Chicago’s Mount Greenwood neighborhood along part of the north and east. The Tri-State Tollway runs through the village, and Cicero Avenue is the main commercial road. Most of Alsip sits north of the Cal-Sag Channel, where the village runs a boat launch. Burr Oak and Restvale cemeteries, resting places for Emmett Till and many Chicago blues musicians, are here too.
The village is named for Frank Alsip, whose brickyard opened in 1885, and it incorporated in 1927. It had only a few hundred residents in 1930 and grew to about 11,600 by 1970, after the tollway came through. Housing follows that pattern: single-family homes from the postwar decades, apartments and condos, and newer subdivisions such as Chippewa Ridge, built on the old Alsip Nursery land southwest of the canal. Industrial parks and large employers fill much of the rest.
The south and southwest suburbs are the part of Chicagoland where we buy the most homes, and Alsip is right in that area. An updated home here usually finds a buyer through an agent, and we’ll be honest when that’s the better route. Selling to us makes more sense when the house needs updating top to bottom, when a condo’s dues or repairs have piled up, when you’ve inherited a house you don’t plan to keep, or when you need to sell on a set schedule.
What to expect
Here’s what happens after you reach out. Within 24 hours you’ll have a cash offer. We set up one visit and show you the math behind the number, including what we expect the repairs to cost. You pick the day to close at a local title company, and we pay the normal closing costs.
What to know before you sell in Alsip
- Village transfer tax. Alsip charges $3.50 per $1,000 of the price, with no rounding and a $100 minimum, and it falls on the seller. State and county stamps (50 cents and 25 cents per $500) apply too. When we’re the buyer, we pay all three.
- Sales contract. The Village Clerk’s office asks for a copy of the sales contract along with the village’s transfer declaration.
- Final water reading. Order it before closing and pay the final water bill. The village doesn’t take personal checks for stamps.
- No pre-sale inspection. Alsip doesn’t require a village inspection before the transfer, according to the ATG ordinance listing.
- Condos and townhomes. The association provides a paid-assessment letter for the title company, and unpaid dues are cleared at closing.
- Taxes a year behind. Cook County bills property taxes a year behind, so the buyer gets a credit at closing for the current year, taken from your proceeds.
- Probate. Alsip estates go through Cook County probate at the Daley Center in Chicago. We can sign with the executor and close when the court approves the sale.
Before closing, the title company double-checks the Village Clerk’s current requirements for your property.

Alsip’s homes range from older single-family houses north of the canal to newer homes in Chippewa Ridge and condo buildings around the village. A newer, well-kept home may net more on the market. An older house that needs a full update, or a condo in a building with problems, is where a cash sale is worth a look.

Common reasons Alsip owners sell
Alsip FAQ
What is Alsip’s transfer tax?
It’s $3.50 per $1,000 of the price, with a $100 minimum, and it’s normally the seller’s cost. When you sell to us, we pay it, plus the state and county taxes.
Does Alsip inspect homes before a sale?
The ATG listing shows no village pre-transfer inspection. You’ll still need a final water reading and a paid water bill.
Do you buy in Chippewa Ridge, south of the Cal-Sag?
Yes. We buy anywhere in Alsip, north or south of the canal, in any condition.
Can you buy my Alsip condo if the building needs work?
Yes. We buy condos as-is. The title company gets the paid-assessment letter, and we factor dues and building issues into the offer.
I’m behind on my mortgage. Is it too late to sell?
Not always, so call us early. A quick cash sale can sometimes pay off the loan before a foreclosure goes further, and we’ll tell you plainly if the timing works.
Do I have to clean out the house before closing?
No. Take what you want to keep and leave everything else. We handle the cleanout after we close.
