Selling a house in Bridgeport

Bridgeport is community area 60 on Chicago’s South Side, a short drive from the Loop. The South Branch of the Chicago River forms its northern edge, Ashland Avenue the western edge and Pershing Road the southern edge, with the Union Pacific tracks and the Dan Ryan Expressway to the east. Pilsen is across the river, McKinley Park to the west, Canaryville and the rest of New City to the south and Armour Square to the east. The 2020 Census put its population near 33,700.

The neighborhood grew up with the Illinois and Michigan Canal. Digging started in 1836, and the canal opened in 1848 with its northern end here. Lumberyards, packinghouses and the Union Rolling Mill, which opened in 1865, lined the river. The Central Manufacturing District started on the west side in 1905. Today the CTA Orange Line stops at Halsted near Archer, and the Red Line’s Sox–35th station sits beside Rate Field. Halsted Street, 31st Street and Archer Avenue are the main shopping streets. The Richard J. Daley Branch Library is at 3400 S. Halsted, and Palmisano Park at 2700 S. Halsted fills a former limestone quarry that later served as a landfill before reopening as a park in 2009.

Bridgeport has one of the city’s oldest housing stocks, with a lot of variety. CMAP puts about 51 percent of its homes as built before 1940. Detached single-family houses are about 29 percent, two-unit buildings about 26 percent and three- and four-unit buildings about 23 percent. Frame cottages and brick flats sit side by side on many blocks. About 22 percent of the housing has gone up since 1990, much of it townhouses and new single-family houses mixed in with restored older buildings.

A renovated house close to the ballpark or the Orange Line can do well on the open market. Selling for cash tends to suit an original cottage with a stone or brick foundation that needs work, a flat building with tenants and old mechanicals, a house that has been rented out for years, or a property that several heirs own together.

What to expect

Start with a short call about the property. We come by once, see every unit and the basement, and send a written offer within a day, showing the repair items and the comparable Bridgeport sales we used. You set the closing date. A local title company handles the closing, and we pay the usual closing costs.

Selling in the city

Bridgeport sale checklist: city and county items

  • City, CTA, state and county taxes. Chicago’s portion is $3.75 per $500, customarily paid by the buyer, and the CTA portion is $1.50 per $500, customarily paid by the seller. Illinois and Cook County charge a combined 75 cents per $500 on top. When you sell to us, all of it is our cost.
  • Full Payment Certificate. The city’s Department of Finance has to sign off that water and sewer charges are paid before it releases transfer stamps. Older buildings may need a final meter reading first.
  • Zoning certification. Any non-condo residential building with five or fewer units requires it at sale. It states the legal number of dwelling units.
  • Rental buildings. In a building covered by the landlord-tenant ordinance, deposits and interest go to the buyer at closing, and tenants are told who the new owner is.
  • Property tax timing. Cook County’s bills trail by a year. The closing statement shows a credit to the buyer for the months of this year that were yours.

Expect the title company to sort out which items your property needs and to order them ahead of closing.

Bridgeport ranges from cottages built before 1900 to townhouses finished in the last decade. Newer and rehabbed homes usually belong with an agent. Original cottages and older flats with deferred work, long-term tenants or estate questions are where a cash sale saves time.

Older buildings

Selling an original Bridgeport cottage or flat

Many Bridgeport buildings still have their original structure from the late 1800s or early 1900s. Over a century, that usually means some mix of settled foundations, patched brick, knob-and-tube wiring in places, galvanized or lead service lines, and basements that take on water in heavy rain. Some cottages were also raised or expanded, and the work was not always permitted.

Selling that kind of house through an agent often means a long inspection report, a request for credits and a lender who wants certain items fixed before closing. When you sell to us, we look at all of that during the walk-through and price it in. You do not need to clean out the basement, update the wiring or fix the porch. If the property is in an estate, we can wait for the executor’s authority before closing.

Questions

Bridgeport FAQ

Do you buy houses near Rate Field in Bridgeport?

Yes. We buy anywhere in Bridgeport, from the blocks near the ballpark to the streets west of Halsted toward Ashland.

My Bridgeport house has an old stone foundation. Is that a problem?

No. We see it at the walk-through and factor any foundation work into the price, so you do not repair it first.

Can you buy a two-flat where I live in one unit?

Yes. Owner-occupied two-flats are common here, and we can set a closing date that gives you time to move.

Do I need a zoning certification to sell?

If the building has five or fewer units and is not a condo, yes. The title company orders it, and we pay the closing costs.

Who pays the city transfer tax on a Bridgeport sale to you?

We pay it, along with the CTA, state and Cook County portions.

Can we close after a probate case is finished?

Yes. We can sign now and close once the executor has authority from the Daley Center court.
