Selling a house in Edgewater

Edgewater is community area 77, the newest of Chicago’s official community areas, split from Uptown in 1980. It runs from Foster Avenue north to Devon Avenue and from Ravenswood Avenue east to Lake Michigan, about 6 miles north of the Loop. Rogers Park is to the north, West Ridge to the northwest, Lincoln Square to the west and Uptown to the south. The 2020 census counted about 56,300 people.

The Red Line runs along Broadway with stops at Berwyn, Bryn Mawr, Thorndale and Granville, and Metra’s Union Pacific North Line runs along the west edge, where the Peterson/Ridge station was completed in 2024. Lake Shore Drive ends in Edgewater, and Sheridan Road carries traffic north from there. Clark Street, Broadway and Bryn Mawr Avenue are the main shopping streets, and Foster and Osterman beaches sit on the lake.

John Lewis Cochran named the area in 1885 and built its first subdivision, and many of his houses still stand in the Lakewood Balmoral Historic District. The Edgewater Glen Historic District, listed in 2024, holds more than 400 contributing buildings, mostly American Foursquare houses built from 1900 to 1928. The Bryn Mawr Historic District and the Andersonville Commercial Historic District on Clark Street are on the National Register too, and the pink Edgewater Beach Apartments stand at the north end of Lake Shore Drive.

Eastern Edgewater is mostly high-rise condo and apartment towers, many from the late 1950s to early 1970s. Western Edgewater has single-family houses and flat buildings of two to four stories. By CMAP’s count, buildings of 20 or more units hold about 55 percent of the housing, and about 43 percent of units predate 1940. A condo in a building with healthy reserves, or a restored house, often does well with an agent. A cash sale fits a unit with a large assessment on the way, a tower unit that needs a full update, or a vintage flat building with tenants and old systems.

What to expect

Contact us and we’ll set up one walk-through. Inside of a day, a written cash offer arrives showing our repair estimate and the comparable sales. If you accept, you set the date, the deal closes at a title company here in the area, and the normal closing costs fall to us.

Selling in the city

Edgewater sale checklist: city and condo items

  • Condo disclosures. Your association provides the paid-assessment letter along with the resale packet Illinois requires: declaration and bylaws, budget, reserve balance, planned capital spending for the next two years, insurance and any lawsuits.
  • Right of first refusal. If the declaration gives the association first refusal on a sale, the board has to sign a written waiver before the title company will close.
  • Transfer taxes. Chicago’s $3.75 and CTA $1.50 per $500, plus the state’s $0.50 and the county’s $0.25, add up on any sale. When we’re the buyer, all four are our cost.
  • Zoning certification. Required for houses and for buildings of up to five units; condos and co-ops are excluded.
  • Tenants. For a rented flat building, leases continue after the sale and security deposits with interest move to the new owner at closing.

The title company checks these items against your unit or building before closing.

More than half of Edgewater’s housing is in high-rise buildings, and most of the rest is vintage flats and houses from before 1940. A move-in-ready unit or a restored Foursquare tends to sell well on the market. A tower unit with original kitchens and baths, an assessment the board has already approved, or a flat building with tenants is where our cash offer is worth comparing.

High-rise condos

Selling a unit in an older Edgewater tower

Many of the towers along Sheridan Road and the lakefront went up between the late 1950s and early 1970s. Buildings of that age often face facade and balcony repair, window replacement, plumbing riser work and elevator upgrades. Associations usually fund those projects through reserves, higher monthly assessments or a special assessment.

Buyers who need a loan face a lender’s review of the association’s budget, reserves and any pending litigation. That can slow or stop a sale when a big project is underway. We pay cash, read the same disclosures and price the unit with the assessment in view. You don’t have to update the kitchen or wait for the project to finish.

How it works in Edgewater

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Edgewater FAQ

Do you buy condos in Edgewater high-rises along Sheridan Road?

Yes, in any condition, after we review the association’s paid-assessment letter and resale disclosures.

Our association voted a big special assessment. Who pays it if I sell?

That is settled in each sale. Our offer states plainly how the assessment is handled, so you can compare it with a listing.

Do you buy Foursquare houses in Edgewater Glen?

Yes. National Register listing doesn’t limit a private sale, and we buy older houses there with their repair needs.

What if my building has a right of first refusal?

The association gets a chance to match, and the title company needs a signed waiver before closing. We plan the closing date around it.

Can you buy a three-flat near Andersonville with tenants in it?

Yes. The leases stay in force, and deposits plus any interest due transfer at closing under Chicago’s landlord and tenant ordinance.

Do I pay any of Chicago’s transfer tax when selling to you?

No. Every portion, city, CTA, county and state, is ours to pay.
