Selling a house in Merrionette Park
Merrionette Park is one of the smallest villages in Cook County, about 0.38 square miles in Worth Township with roughly 2,000 residents at the 2020 Census. It sits around 115th Street and Kedzie Avenue. Chicago’s Mount Greenwood area is to the north and east, Oak Lawn to the northwest, Alsip to the west and Blue Island to the south, and cemeteries line much of its edge. A rail line runs along the east side.
Chicago developer Joseph E. Merrion planned the community in the early 1940s. About 125 single-family homes went up in 1940–41, and the first owners formed a property association that ran local affairs until the village incorporated in 1947. Mahoney Estates added 339 homes in 1952, and 33 newer houses were built on Merrion Lane in the 1990s. The shopping area at 115th and Kedzie grew in the 1980s.
That means most Merrionette Park houses are small homes from the 1940s and early 1950s, with a handful from the 1990s. Many have had additions or updates over the years. Plenty still have original plumbing, wiring, windows or basements that take on water when the storm sewers back up.
We buy a lot of houses on the southwest side and in the nearby suburbs. If your Merrionette Park home has been kept current, a listing agent could get you more, and we won’t pretend otherwise. Selling to us fits better for an inherited house, a home that needs a long list of updates, or a move tied to a firm date.
What to expect
Once you call, a cash offer follows inside 24 hours. We walk through the house together, one time, and explain how we got there. You set the closing date, sign at a title office nearby, and normal closing costs become our expense.
What to know before you sell in Merrionette Park
- No Merrionette Park transfer tax listed. The village isn’t on Chicago Title’s current transfer tax list. What remains is the state’s tax of 50 cents per $500 plus a county tax half that size, and we pay both when buying from you.
- Village water and charges. The title company checks with village hall for a final water bill and any other charges on the property. They’re paid from your proceeds.
- Storm sewer flooding. The county hazard plan says flooding is possible throughout the village, especially on Sacramento Drive, because of undersized sewers. Mention any water you’ve had. It doesn’t stop us from buying.
- Older homes, older permits. Additions and finished basements added decades ago may not have permits on file. Tell us what you know. We can usually buy without you chasing old paperwork.
- Merrionette Park tax proration. Cook County collects in arrears, so this year’s share shows up as a credit to the buyer on the closing statement.
- Merrionette Park estates. Merrionette Park probate cases are heard downtown at the Daley Center. Our contract is signed by the executor, and closing comes after the judge’s approval.
Small villages don’t always publish their transfer steps, so the title company calls Merrionette Park before closing. Anything required, we take care of.
Merrionette Park: list it, or sell it as-is?
| Sell to us | List with an agent | |
|---|---|---|
| Repairs and updates | We don’t ask for any | Usually needed to compete with updated homes |
| Showings | One short visit | As many as buyers request |
| Commission | None from you | Charged against your Merrionette Park sale |
| Closing costs | We pay them | Seller pays |
| Timing | About 2–3 weeks, or a later date you pick | Months, counting the mortgage process |
| Certainty | Cash and no appraisal | Financing or inspections can unravel it |
| Price | Below retail, priced for condition | Top price for updated homes |
Most Merrionette Park homes date to the 1940s and early 1950s, so buyers compare them with each other on updates. A house with an original kitchen, an older roof or a basement that takes water will draw repair requests from a financed buyer. Weigh those costs against our offer.

Merrionette Park FAQ
Does Merrionette Park have a transfer tax?
Chicago Title doesn’t list a Merrionette Park transfer tax. Illinois and Cook County charge theirs, and we cover those.
Do you buy the original 1940s Merrion homes?
Yes. Small, older homes with original systems are a good fit for a cash sale, and we buy them as they are.
Do you buy in Mahoney Estates?
Yes. We buy anywhere in the village, including the 1952 Mahoney Estates homes and the newer houses on Merrion Lane.
Water backs up in my basement during big storms. Does that matter?
We still buy. Let us know what happens and how often, and we’ll factor it in.
I inherited a Merrionette Park house but live in another state. What now?
Yes. You or the executor can sign remotely, and we coordinate access and closing with the title company.
How quickly could a Merrionette Park sale close?
Often 2–3 weeks after the contract, once title is clear. You can choose a later date.
