Selling a house in Antioch
Antioch is a Lake County village of about 14,600 people in Antioch Township, on the Wisconsin line. Lake Villa, Lindenhurst, Fox Lake and Wadsworth are nearby. Route 83 is Main Street, and Routes 59 and 173 and U.S. 45 also serve the area. Metra’s North Central Service ends at the Antioch depot, and Lake Marie and the rest of the Chain O’Lakes are just west of downtown.
Settlers came in the 1830s along Sequoit Creek, where Hiram Buttrick built a sawmill, and the town took the name Antioch in 1843. The village incorporated in 1892. A rail line to Chicago in 1886 made Antioch a vacation spot. Fires burned much of downtown in 1891, 1903 and 1904, and in 1905 the village put in a public water system, and more buildings went up in brick. Pickard China moved here in 1937, and the PM&L Theatre has operated downtown since 1960. A replica of the Buttrick sawmill, built in 1976, stands a few hundred feet downstream from the original site.
Antioch’s older homes sit near downtown and around the lakes, with some converted cottages. After 1990, builders added hundreds of homes in several new subdivisions. The 2020 Census counted about 5,500 housing units.
Newer Antioch homes in good condition tend to move on the market, and we won’t pretend otherwise. Where we help is with older houses near downtown, lake homes with flood history, cottages that need work, inherited houses, and sellers who need a firm closing date.
What to expect
Talk with us today and a cash figure follows by tomorrow. We visit once and go through how each part of the price was set. You name the day. The closing happens at a title office in northern Lake County, and the routine costs a seller would pay become ours.
What to know before you sell in Antioch
- No village transfer tax. Antioch is a non-home-rule village, and it isn’t on the title-company transfer tax charts. Illinois charges 50 cents and Lake County 25 cents per $500 of value. On our purchases, that comes from us.
- Final water bill. Ahead of closing, the title company orders the last water reading and checks for any other village step. What’s owed is settled at the table.
- Flood zones. Homes near Lake Marie and other Chain O’Lakes waters may be in a flood zone. That doesn’t stop a sale to us.
- Associations. Subdivisions built after 1990 often have an HOA, and the title company will want proof the dues are current.
- Taxes in arrears. Antioch tax bills cover the previous year. The closing statement gives the buyer a credit for the months you’ve owned the home this year.
- Probate. Lake County’s probate judges sit in Waukegan, which is where an Antioch estate is opened.
Village steps get updated over time, so the title company confirms them for your address. Every item lands on our side.
Two ways to sell in Antioch
| Sell to us | List with an agent | |
|---|---|---|
| Repairs/updates | None | Older homes usually need some |
| Showings | One visit | Many, often seasonal for lake homes |
| Commission | None | Usually two agents get paid |
| Closing costs | We pay them | Seller pays |
| Timing | Close in 2–3 weeks or on your date | Depends on the season and the buyer’s loan |
| Certainty | Cash, no appraisal | Loan and insurance must clear |
| Price | Below retail, priced for condition | Top price for updated homes |
Antioch’s newer subdivision homes usually sell on the market. A lake cottage with past flooding or an older house near downtown needing a full update can take longer to sell. Compare our offer for those.
Selling an Antioch lake home
Antioch sits on the edge of the Chain O’Lakes, and some homes near the lakes started as summer places. In July 2017, Lake County Emergency Management reported significant flooding from the Chain O’Lakes, the Fox River and the Des Plaines River, and the update was posted by the village.
We buy lake homes with or without flood history. Leave the crawl space, the dock and the seawall the way they are. Share whatever history you know about the place, and our written offer will reflect it. If the house is a second home and you live elsewhere, we can do most of the paperwork remotely.
Three steps. You pick the closing date.
- Tell us about the house
Fill out the form or call (773) 825-9855. A few quick questions, no pressure.
- Get a fair cash offer in 24 hours
We look at the house with you and show you how we got the number. No obligation.
- Close on your date
As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
Antioch FAQ
Is there a transfer tax in Antioch?
No village tax shows up on title-company lists. The Illinois and county stamps remain, and they’re paid by us.
Do you buy lake homes on the Chain O’Lakes?
Yes. We buy lake homes and cottages in any condition, including ones with flood history.
Can you buy an older house near downtown Antioch?
Yes. Houses near Main Street that need everything redone are a normal purchase for us.
Do you buy homes in subdivisions with an HOA?
Yes. We handle the paid-assessment letter through the title company.
Where is probate for an Antioch estate?
Waukegan, at the county courthouse. The executor can sign a contract with us now, with closing set for after the court’s approval.
Can you close before summer, or after it?
Either. Most of our closings take two to three weeks, and you can push the date out if you want one more season at the lake.
