Selling a house in Forest View
Forest View is a very small Cook County village in Stickney Township, about 800 people in all. It sits next to Stickney, with Chicago’s Garfield Ridge neighborhood to the south and the I-55 corridor close by. The name comes from the view of forest preserves and prairie west of Harlem Avenue.
The village was incorporated in 1924 for returning World War I veterans. Growth stalled in the Depression and picked up again after 1949, when Commonwealth Edison built a large generating plant here. That revival earned Forest View the nickname “the Cinderella Village.” Industrial land annexed from the Clearing Industrial District followed, and trucking companies still line 47th Street.
Homes take up only about a tenth of the village’s single square mile, in a compact pocket of blocks surrounded by industry. Pace buses serve the village. The Stickney–Forest View Library District, formed in 1953, serves both villages. Most of the roughly 290 housing units were built after the early 1950s, when the village grew from about 50 homes to more than 250.
Because so few houses come up for sale here, each one stands out. If yours is updated, an agent can probably sell it well. We’re useful when the house needs repairs the village inspection will flag, when it’s inherited and empty, or when you’d rather not deal with showings. We buy across the southwest suburbs, and Forest View is close to our busiest areas.
What to expect
Tell us about the house and we’ll make a cash offer within a day. We come by once, look around and explain our math. You decide when to close, the paperwork gets done at a local title company, and the standard closing costs are billed to us.
What to know before you sell in Forest View
- Transfer tax. Forest View amended its transfer tax in May 2026. The ordinance applies $3 per $1,000 to non-residential sales and puts it on the buyer. For a house, the title company confirms any charge the village applies when it stamps the deed. Whatever it is, we cover it in a sale to us, and the state and Cook County stamps as well.
- Point-of-sale inspection. Residential property needs a village inspection before it changes hands. The fee is $25, plus $25 for each additional apartment, and a passed inspection is good for six months.
- Certificate from the Building Department. The seller presents a form signed by the Building Department showing the property is in compliance before stamps are issued.
- Water, sewer and liens. Water and sewer charges to date, plus any weed, debris or housing court liens, have to be cleared before the clerk issues stamps. That’s done from the sale.
- Back-billed taxes. The Cook County bill arrives a year after the tax accrues. At closing, the buyer is credited with your share of the current year.
- Probate. A Forest View estate is opened in probate court at the Daley Center downtown.
Since Forest View rewrote its ordinance in 2026, the title company checks the current rules with the Village Clerk before closing. We take care of whatever they are.

Forest View’s houses are on a small number of blocks next to industrial land, so comparable sales are scarce. Add a list of inspection repairs, and a listing can drag. Compare our offer with the after-repair number before you decide.
Selling as-is under Forest View’s inspection rules
Forest View inspects every residential sale for basic life, fire and electrical safety, property maintenance and zoning. If the inspector finds violations, the seller can either make the repairs and have the house re-inspected, or sell it as-is.
An as-is sale is allowed when the buyer signs an affidavit accepting the repairs. The buyer then has four months for basic items, and anything the Building Commissioner calls an immediate hazard has to be fixed before anyone moves in. When you sell to us, we sign that affidavit and handle the repairs, so you don’t have to hire anyone before closing.

Forest View FAQ
Does Forest View charge a transfer tax on a house?
The village’s 2026 ordinance taxes non-residential sales and puts that tax on the buyer. The title company confirms any charge for your house, and we pay whatever applies.
What does the Forest View inspection cost?
The village lists $25, plus $25 for each additional apartment. In a sale to us, that fee is ours.
The inspection found violations. Can I still sell?
Yes. Forest View allows an as-is sale when the buyer signs an affidavit taking on the repairs. We sign it and do the work after closing.
How long is the inspection good for?
A passed inspection is valid for six months from the date it was done.
Where does probate happen for a Forest View estate?
At the Daley Center in Chicago, which handles Cook County probate. The executor may sign a contract before the estate wraps up.
When could we close?
Plan on 2–3 weeks for the inspection and title work, or set a later date that suits you.
