Selling a house in Summit
Summit is a village of about 11,000 people (2020 Census) on the Des Plaines River, southwest of Chicago. The Stevenson Expressway (I-55) crosses its northwest side, Midway Airport is about three miles east, and Bedford Park lies to the south. The Summit station is served by both Metra’s Heritage Corridor and Amtrak, and the Argo rail junction runs along the southwest edge.
Summit is one of the older places in the region. A tavern and stagecoach stop stood at Summit Corners by 1835, the Illinois & Michigan Canal came through in 1848, and Summit incorporated in 1890. In 1907 Corn Products began building its plant at 65th Street and Archer Avenue, now run by Ingredion, and the Argo neighborhood was platted beside it. Argo was annexed in 1911. A center-pier steel swing bridge on Lawndale Avenue dates to 1899.
Housing reflects that history. Older frame and brick homes around Archer Avenue and in Argo date back to the early 1900s, with later houses mixed in. Most of Summit lies in the Des Plaines River floodplain, and the village has combined sewers, so basement water is a common concern.
Most of our purchases happen in the southwest suburbs, and Summit’s older homes are the kind we buy all the time. If yours has been updated, listing it may net more, and we’ll say as much. Our offer is built for a house that needs major repairs, one with flood history, a multi-unit with tenants, or a seller who doesn’t want to manage the village inspection.
What to expect
Here’s the process. You hear our cash offer within 24 hours. One walk-through lets us see the property and talk through the pricing with you. Choose your closing date. We finish at a local title company, and normal closing costs are paid on our end.
What to know before you sell in Summit
- No Summit transfer tax. ATG’s 2025 listing shows no village transfer tax, and Summit isn’t on Chicago Title’s list. The state charges 50 cents and Cook County 25 cents per $500. When we’re the buyer, both are on us.
- $50-per-unit inspection. Summit requires a pre-transfer inspection, priced at $50 per unit. A two-unit building costs more than a single-family house. When you sell to us, we book it, pay it and handle the results.
- Summit meter reading. Summit reads the water meter one last time before the transfer, and the balance is paid from the sale.
- Floodplain lots. Most of Summit lies in the Des Plaines River floodplain. Lenders require flood insurance for mapped lots, which can shrink a financed buyer’s budget. Our cash offer doesn’t depend on that.
- Taxes trail by a year. Cook County bills last year’s taxes this year. Summit sellers see this as a buyer credit on the closing statement.
- Summit estates. Probate for Cook County is at the Daley Center. The executor can sign our contract, and closing follows court approval.
Ahead of closing, the title company verifies Summit’s transfer steps, and we handle whatever the village requires.
Summit sellers: weighing cash against a listing
| Sell to us | List with an agent | |
|---|---|---|
| Repairs and updates | We buy it without them | Expected, especially after inspection |
| Showings | One walk-through | Showings for every interested buyer |
| Commission | None for you to pay | Comes out of your Summit sale |
| Closing costs | We pay them | Seller pays |
| Timing | Generally 2–3 weeks, or your timetable | Listing period, then 30–45 days with a lender |
| Certainty | Cash, no flood insurance hurdle | Insurance costs and loans can derail it |
| Village inspection | We book it and pay per unit | Seller schedules it and fixes violations |
| Price | Below retail, priced for condition | Top price for updated homes |
Many Summit houses are a century old or close to it, and most sit in the floodplain. That combination means a financed buyer faces flood insurance and an inspector who looks hard at the basement. If yours has water history or old systems, compare our number with what you’d net after repairs and concessions.
Selling a Summit house in the Des Plaines River floodplain
Cook County’s hazard plan says most of Summit lies in the Des Plaines River floodplain. It lists federal flood declarations going back to 1972, notes that sewer and rain water share one system, and describes the Archer Avenue and 63rd Street viaduct closing under several feet of water in 2006.
For a seller, the floodplain matters because of the buyer’s loan. A mortgage lender requires flood insurance on a mapped lot, and that premium lowers what a buyer can afford. Past flooding also has to be disclosed. We pay cash, so the insurance rule doesn’t affect our purchase. Tell us about any water history, and the offer will reflect it.

Summit FAQ
Does Summit require a pre-sale inspection?
Yes. ATG lists a pre-transfer inspection at $50 per unit. We schedule and pay for it whenever we’re the buyer.
Is there a Summit transfer tax?
Summit doesn’t levy one, per ATG. State and county stamps still apply, and selling to us, those are ours.
My house is in the floodplain. Will you still buy it?
Yes. Most of Summit is in the floodplain, and we buy there regularly. Flood history is priced in.
Do you buy homes in the Argo neighborhood?
Yes. We buy older homes in Argo and around Archer Avenue in any condition.
Can you buy a two-unit building with tenants?
Yes. The inspection is charged per unit, and we can keep the tenants or work out move-out dates.
How soon can I close on a Summit house?
Commonly 2–3 weeks once the inspection and title are complete. Later dates work too.
