Selling a house in Hanover Park

Hanover Park is a village of about 37,500 people that crosses the Cook and DuPage county line, with parts in Hanover, Schaumburg, Wayne and Bloomingdale townships. Streamwood and Bartlett are to the west and north, Schaumburg to the northeast and Roselle and Bloomingdale to the east. The Metra Milwaukee District West line stops at the Hanover Park station on Ontarioville Road. Lake Street (U.S. 20) and Irving Park Road are the main roads, and the Elgin-O’Hare Expressway runs through the village.

The oldest part of town is Ontarioville, south of Lake Street. Edwin Bartlett laid it out around a rail stop in 1874, and homes went up between the tracks and Ontarioville Road in the 1880s. The Cook County side incorporated as Hanover Park in 1958, partly to keep from being annexed by fast-growing Streamwood. In 1959 the village started its own subdivision, the Hanover Park First Addition, and a large annexation of DuPage County land followed in 1970.

The 2020 Census counted about 11,700 housing units. Most of the housing was built after the village incorporated in 1958, including ranches, split-levels and two-story homes, plus townhome and condo complexes. A few older houses remain in Ontarioville near the tracks.

A Hanover Park house that’s been updated generally sells fine with an agent, and we’ll point that out if it applies to you. We’re a good match for a raised ranch or split-level that still has its original finishes, a townhome with past-due assessments, a rental with tenants, an inherited house, or a sale that needs to happen by a certain date.

What to expect

Here’s how it goes. We see the house once, then send a cash offer within 24 hours with the sales and repair figures behind it. You pick the closing date. The deal closes at a local title company, and we cover the normal closing costs.

Local rules and costs

What to know before you sell in Hanover Park

  • Village transfer tax. Hanover Park charges $1.50 per $500 of the price and puts it on the seller. If you sell to us, the tax is ours to pay.
  • State and county stamps. Illinois charges 50 cents per $500, and Cook or DuPage County charges 25 cents per $500. We pay both stamps as part of our closing costs.
  • Final water reading and village balances. The village requires a final water reading, and all amounts owed to the village must be paid before it issues the stamp.
  • Cook or DuPage taxes. Your tax bill comes from whichever county the house is in, and both bill a year behind. The buyer gets a credit at closing for this year so far, out of the proceeds.
  • Townhomes and condos. Associations provide a paid-assessment letter, and past-due dues are settled at closing.
  • Probate by county. If the owner lived in Cook County, the estate goes to the Daley Center in Chicago. For a DuPage County resident, the case is filed in Wheaton.

The title company checks Hanover Park’s current list for your address before closing, and we take care of what’s on it.

Two counties

Selling on the Cook or DuPage side of Hanover Park

Hanover Park’s village rules are the same on both sides of the county line, but your county decides a few things. It sets who sends the tax bill, where the deed is recorded, which county transfer stamp is used and which court handles probate.

You don’t need to sort that out yourself. The title company confirms the county for your address, orders the right tax figures and records the deed in the right place. If the house is part of an estate, we’ll tell you where the case belongs: the Daley Center for a Cook County resident or Wheaton for a DuPage County resident.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
