Selling a house in Schaumburg

Schaumburg is a village of about 79,000 people in the northwest suburbs. Most of it is in Cook County, and a small part reaches into DuPage County. Most of the village is in Schaumburg Township, with pieces in Palatine and Hanover townships. Its neighbors include Hoffman Estates, Palatine, Rolling Meadows, Elk Grove Village, Roselle, Hanover Park and Streamwood. I-90 runs along the north side, I-290 forms the eastern edge, and the Metra Milwaukee District West line stops at the Schaumburg station near Wintrust Field. Woodfield Mall, which opened in 1971, is the village’s best-known landmark.

Schaumburg went from a farm village of about 130 people when it incorporated in 1956 to a major suburb in roughly 20 years. Building took off in 1959, when Alfred Campanelli started the Weathersfield subdivision, which grew to more than 6,800 homes. International Village, finished in 1967, was the village’s first large apartment complex. Much of the housing dates to the 1960s and 1970s: ranches, raised ranches, split-levels and two-story Colonials, plus a large share of townhome and condo communities. The Olde Schaumburg Centre area, around Schaumburg and Roselle roads, keeps the original village crossroads.

If your Schaumburg house has been updated, an agent will probably get you the best price, and we’ll say so. We fit better when a Weathersfield ranch still has its original kitchen and furnace, when a condo association has a special assessment coming, when the home was a rental, or when you inherited the place and live far away. For a condo or townhome, selling to us also means no parade of showings past your neighbors and no buyer’s lender reviewing the association’s budget.

What happens after you call

Within 24 hours we give you a cash number. Then we walk through the property with you and go over how we priced it, item by item. You pick the closing date, a local title company handles the closing, and the normal closing costs are on us.

Local rules and costs

What to know before you sell in Schaumburg

  • Village transfer tax. Schaumburg charges $1 per $1,000 of the price, and the seller is primarily liable. The state and county transfer taxes (50 cents and 25 cents per $500) also apply. We pay all of these when you sell to us.
  • Final water bill. The final water bill is paid with the transfer stamp, from a payoff statement the village emails after approval. Code violations can delay the stamp, and processing takes up to three business days.
  • Rental license. Every rented house, townhome or condo in Schaumburg needs a village rental license, and rented single-family homes are inspected every three years.
  • Property taxes run a year behind. Cook County (and DuPage, for the small part of Schaumburg in that county) bills taxes in arrears. The buyer gets a credit at closing for this year’s taxes, taken from the sale proceeds.
  • Condo and townhome associations. The title company gets a paid-assessment letter, and any balance owed is paid at closing.
  • Probate. Cook County estates go through the probate division at the Daley Center in Chicago. Estates for homes in the DuPage part of the village go through the court in Wheaton.

The title company checks what applies to your address before closing, and we handle anything that has to be paid or filed.

Condos and townhomes

Selling a Schaumburg condo or townhome with a special assessment

Schaumburg has a large share of condo and townhome communities, many built in the 1970s and 1980s. As those buildings age, roofs, siding, parking lots and balconies come due, and associations often pay for them with a special assessment. That can make a unit harder to sell, because buyers and lenders look closely at what the owner will still owe.

Under Illinois law, a condo buyer can ask for the association’s resale documents. They show unpaid charges, planned capital projects for the next two years and the reserve balance. The association has 30 days to provide them. When you sell to us, we review those papers with you, and any amount you owe is paid out of the sale at closing.

  2. Get a fair cash offer in 24 hours

  3. Close on your date

Questions

Schaumburg FAQ

Does Schaumburg have a transfer tax?

Yes. The village charges $1 per $1,000 of the sale price, and the seller is primarily liable for it. When you sell to us, that tax is part of the closing costs we pay.

My condo has a special assessment. Can I still sell?

Yes. The balance owed is shown on the association’s paid-assessment letter and is paid out of the sale at closing. You don’t have to pay it ahead of time.

Do you buy homes in Weathersfield and the older subdivisions?

Yes. We buy 1960s and 1970s ranches, split-levels and two-story homes in any condition, even if they’ve never been updated.

I rent out my townhome. Do the tenants have to leave?

No. We can buy with the tenants in place and take over the lease. We’ll need a copy of the lease and the deposit details.

What if my house is in the DuPage County part of Schaumburg?

We buy there too. Taxes and any probate case go through DuPage County in Wheaton instead of Cook.

When can we close?

Once the village issues the transfer stamp and the title work is done, usually 2–3 weeks. If you need longer to move, choose a later date.
