Selling a house in Hillside

Hillside is a Proviso Township village of about 8,300 people, roughly 14 miles west of the Loop in Cook County. The Eisenhower Expressway crosses the village from east to west, and I-294 and the I-290 extension run near its northwest corner. Wolf Road and Roosevelt Road are the main local streets, Pace buses serve the area, and Mount Carmel, Queen of Heaven, Oak Ridge and Glen Oak cemeteries line the village’s edges.

The village took its name from an Illinois Central Railroad stop and incorporated in 1905. A limestone quarry opened in 1854 and supplied road stone until the mid-1970s, then became a landfill. Large cemeteries, starting with Mount Carmel in 1894 and later Queen of Heaven in 1947, fill much of the land on the west and south sides. In 1956 the Hillside Shopping Center opened beside the new Congress Expressway, and most of it was torn down in 1997 for a car dealership.

Homes came in two waves. Farmland was first split into residential blocks in the 1920s, and a much larger building boom followed World War II. Hillside has about 3,150 housing units, and the expressways divide the village into separate pockets of homes.

A well-kept, updated house in Hillside will usually find a buyer through an agent. Our offer is worth comparing when the house has original 1950s systems, when roof and gutter work has been put off, when a basement leaks during heavy rain, or when you’re handling a parent’s home and a set closing date counts for more than squeezing out top price. We also buy houses with tenants, code violations or fire damage.

What to expect

You call, and we come see the house at a time that suits you. Within 24 hours there’s a cash offer in writing, plus an explanation of each number in it. Name your closing day. We meet at a local title company to sign, and we take on the regular closing costs.

Local rules and costs

What to know before you sell in Hillside

  • Village transfer tax. Hillside charges $3.75 per $500 of price, and the ordinance assigns it to the buyer. In a sale to us, that buyer is us, so you owe nothing toward it.
  • State and county stamps. The Illinois stamp costs 50 cents and the Cook County stamp a quarter for each $500. Those go on our tab too.
  • Pre-transfer inspection. Hillside inspects homes before transfer, for a small fee. We schedule the inspection and pay for it.
  • Water. Hillside won’t issue its stamp until the last water bill is paid in full.
  • Survey and declaration. The village asks for the original state transfer declaration and a plat of survey. If yours is missing, a new survey is on us.
  • Taxes and probate. Because Cook County bills in arrears, this year’s taxes show up as a buyer credit on the settlement sheet. Hillside estates are probated at the Daley Center.

Hillside can amend these rules, so the title company reviews the latest version for your house.

Questions

Hillside FAQ

Who pays Hillside’s transfer tax?

The village puts it on the buyer, at $3.75 per $500. Since we’re the buyer in a sale to us, it’s our bill.

Does Hillside require an inspection before closing?

Yes. The village inspects before it issues the transfer stamp. We set it up and pay the fee.

My house backs up to a cemetery. Does that affect your offer?

Our price comes from the house itself, what it needs and what similar homes nearby sold for. Location on the block is part of that, and we explain how it factors in.

Do you buy homes on both sides of the Eisenhower?

Yes. We buy in every part of Hillside, north and south of the expressway.

Do I need a survey to sell?

Hillside asks for a plat of survey. If yours is missing or outdated, we order a new one.

Can we close quickly if the house is vacant?

Yes. Vacant houses often close in 2–3 weeks once the village inspection and water reading are done.
