Selling a house in Elmhurst
Elmhurst is a city of about 45,800 people. Nearly all of it lies in DuPage County, a sliver reaches into Cook, and it spans Addison, York and Proviso townships. Villa Park is to the west, Addison and Bensenville to the north, Northlake and Berkeley to the east, and Oak Brook to the south. I-290 and I-294 pass nearby, Route 83 runs along the west side, and Metra’s Union Pacific West Line stops downtown.
Gerry Bates opened the Hill Cottage Tavern in 1843. When the railroad came through in 1849, the stop was called Cottage Hill. It was renamed Elmhurst in 1869, Elmhurst College was organized in 1871, and the village incorporated in 1882. The Elmhurst-Chicago Stone Company began quarrying limestone in 1883. By the 1920s Elmhurst was DuPage County’s largest city, with paved streets and a planning commission, and Elmhurst Memorial Hospital was founded in 1926. Around 1900, the land where York High School now stands held a golf club and the original Hawthorne racetrack. Wilder Park, home to the library, the conservatory and the Wilder Mansion, sits near downtown.
Elmhurst’s roughly 17,300 homes cover more than a century. Older houses from the late 1800s and early 1900s sit near downtown and the college. Homes from the 1920s growth years, postwar houses and newer homes built on older lots fill out the rest, along with condos near downtown.
Elmhurst has a strong resale market for updated homes, and we’ll tell you if a listing is the better choice. Selling to us makes sense when a house needs major work, when the land outweighs the structure, when a basement has had water, or when an estate can’t wait through a long listing.
What to expect
We visit once. Inside a day, our cash offer arrives with the comparable sales and repair costs behind it. Pick a closing date, and we’ll wrap things up at a nearby title office. We pay the normal closing costs, including Elmhurst’s transfer tax.
What to know before you sell in Elmhurst
- City transfer tax. The city stamp costs $1.50 for each $1,000 of the sale price, and Elmhurst code assigns it to the seller. Our offers cover it, so it never reduces what you walk away with.
- State and county stamps. On top of the city stamp, Illinois takes 50 cents per $500 and DuPage 25 cents per $500. Those are ours as well.
- Sump pump inspection. The city requires an approved sump pump inspection certificate before it issues the transfer stamp. We schedule it.
- Meter reading and city balances. Elmhurst schedules a last meter read and needs a forwarding address for the final water bill. Unpaid parking tickets or other city charges have to be cleared too.
- Paperwork lead time. Elmhurst wants the deed, the PTAX form and the signed sales contract on file about three business days before it issues the stamp.
- Taxes and probate. Since Elmhurst tax bills arrive a year after the fact, the closing statement credits the buyer for your months this year. Probate is in Wheaton for DuPage homes and at the Daley Center for the few in Cook.
The title company confirms Elmhurst’s current steps before closing, and we take care of them.

In Elmhurst, many buyers are paying for the location and the lot as much as the house. If your house is small, dated or has had water in the basement, we’ll show you what we’d pay for it as it is, and you can compare that with listing.
Selling an Elmhurst house that has taken on water
Parts of Elmhurst have flooded after heavy rains. The old Elmhurst quarry is now part of DuPage County’s stormwater system and can hold about 8,300 acre-feet of water, which Salt Creek feeds through a tunnel during floods. The city has also been working on its own flood projects.
If your basement has had water, that’s one reason the city’s sump pump inspection matters. We buy houses with past flooding, damp basements and failed sump pumps. Tell us what happened, and we’ll include it in the price so there’s no surprise later.
