Selling a house in Inverness
Inverness is a Cook County village of about 7,600 people in Palatine Township, in the northwest suburbs. Roughly, it runs between Barrington Road on the west and Roselle Road on the east, and from Algonquin Road north to Dundee Road. Palatine is to the north and east, Hoffman Estates to the south and the Barrington area to the west. Palatine Road crosses the village, and the nearest Metra stops are in Palatine and Barrington.
George Ela settled the area, then called Deer Grove, in 1836. In 1926, Chicago developer Arthur T. McIntosh bought the Temple farm, the first of eleven parcels that, with the Cudahy golf course, made up about 1,500 acres. He named it after the McIntosh clan’s home in Scotland. Way Thompson planned the roads and lots, the first new homes were occupied by 1939, and the village incorporated in 1962. The Four Silos at the village entrance and the Inverness Golf Club are local landmarks.
Lots in Inverness are at least one acre. The 2020 Census counted about 2,900 housing units, almost all of them single-family homes, from early custom houses to larger homes built in later decades. Most homes are on private wells and septic systems. A few subdivisions, such as Inverness on the Ponds and Weatherstone, get water and sewer from Palatine or Barrington.
An updated Inverness home will usually sell for the most with an agent, and we’ll be clear about that. We can help when a dated custom home needs a large-scale update, when a well, septic or roof is near the end of its life, when you inherited the house, or when you want to skip months of showings.
What to expect
We walk the house and the lot with you, then send a cash offer within 24 hours with the comparable sales and repair estimates behind it. You choose the closing date. The closing takes place at a local title company, with the normal closing costs paid by us.
What to know before you sell in Inverness
- No village transfer tax listed. Inverness isn’t on the title-company charts of towns with a transfer tax. The state (50 cents per $500) and Cook County (25 cents per $500) stamps still apply, and we pay them when you sell to us.
- Wells and septic. Most homes in the village use a private well and septic system. We buy with these systems as they are, and the title company confirms if anything is required for the transfer.
- Water and sewer from a neighbor. If your subdivision gets water from Palatine or Barrington, the final bill comes from that village and is paid at closing.
- Cook County taxes. Taxes are billed a year behind, in two installments. The buyer receives a closing credit for this year’s taxes so far, paid out of the sale.
- Homeowner associations. If your subdivision has an association, the title company requests a paid-dues letter.
- Probate. For a Cook County resident, the estate goes through the Daley Center in Chicago. The executor can sign with us once appointed.
Rules can change, so the title company confirms what Inverness requires for your address, and we take care of it.

Many Inverness homes are large custom houses on an acre or more, and some haven’t been updated in decades. Bringing one up to today’s standards can cost a lot and take months. Our offer lets you compare that with selling as it stands.
Selling an Inverness home with a well and septic system
Because most Inverness homes are not on village water and sewer, a buyer using a loan will often want the well water tested and the septic system checked. Older systems can fail those checks, and repairs can be expensive and slow to schedule.
When you sell to us, we don’t need those tests to pass. We look at the age and condition of the well, septic, roof and mechanicals during our walk-through and build them into the offer. If the house is on Palatine or Barrington water, we coordinate the final bill with the title company.
