Selling a house in Barrington

Barrington is a village of about 10,700 people that straddles the Cook and Lake county line, with parts in Barrington, Cuba, Ela and Palatine townships. Barrington Hills lies to the west, Inverness to the southeast and Lake Barrington to the north. Northwest Highway (U.S. 14), Route 59 and Lake Cook Road all pass through, and the Metra Union Pacific Northwest line stops at the downtown station on its way to Ogilvie.

The railroad shaped the town. Robert Campbell platted it in 1854 when the Chicago and North Western line arrived, and the state granted the village charter in 1865. Downtown burned more than once in the 1890s, so many of the brick storefronts date from the rebuilding that followed. The Catlow Theater opened in 1927, and the Octagon House on Main Street is on the National Register.

Around downtown is the Barrington Historic District, which the village calls one of the largest frame-home districts in Illinois. It has Victorian, Craftsman and folk houses, with Queen Anne homes along Lake Street. Jewel Park grew up near the old Jewel Tea offices, now Citizens Park, and later neighborhoods filled in with mid-century and newer houses. The 2020 count put the village at roughly 4,400 homes and apartments.

An updated Barrington house usually does well on the open market, and we’ll say so. A cash sale makes more sense for a century-old frame house with a tired foundation, knob-and-tube wiring or a porch that needs rebuilding, for an estate where the heirs live elsewhere, or for an owner who needs a fixed moving date.

What to expect

You call or fill out the form, and within 24 hours we come back with a cash number. We walk the house once with you and explain how we arrived at the price, item by item. You set the closing day, a local title company handles the paperwork, and we cover the usual closing costs.

Local rules and costs

What to know before you sell in Barrington

  • No village transfer tax. Barrington doesn’t charge its own transfer tax. Illinois charges 50 cents and Cook or Lake County 25 cents per $500 of the price, and when you sell to us we pay both.
  • Final water reading. The village takes a last meter reading before closing. The title company orders it and the final bill is settled from the sale.
  • Two counties, two tax bills. Cook County and Lake County each bill property taxes a year behind. Either way, the buyer gets a credit at closing for the part of this year you owned the house.
  • Probate depends on the side of the line. A Cook County estate goes through the Daley Center in Chicago. A Lake County estate goes through the courthouse in Waukegan.
  • Condo and townhome dues. If your home is in an association, the title company asks it for a paid-assessment letter, and any balance is cleared at closing.

Village rules can change, so the title company checks the current requirements for your address before we close. Anything on that list becomes our job, not yours.

In Barrington, a restored frame house near Lake Street and an untouched one a block away can sell very differently. If your house still has its original systems, or the inspection list would be long, put our number next to an agent’s estimate before you decide.

Older frame homes

Selling a house in the historic district

Many of the houses in Barrington’s historic district are wood-frame homes more than a century old. That age is part of their appeal, and it also means the inspection report can run long: old wiring, settling foundations, worn siding, original windows and porches.

Being in the district doesn’t stop you from selling. You don’t need to repaint, replace windows or rebuild anything first. We look at the house as it is, price the work ourselves and buy it in that condition. If the house has already been restored, listing it may net you more, and we’ll tell you that.

How it works in Barrington

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Barrington FAQ

Does it matter which county my Barrington house is in?

It changes which county sends the tax bill and which court hears probate, Cook at the Daley Center or Lake in Waukegan. It doesn’t change our offer process.

Will you buy an old frame house on Lake Street or Main Street?

Yes. We buy historic-district houses in any condition, including ones with original wiring or plumbing.

Is there a Barrington transfer tax?

No. Only the state and county stamps apply, and we pay those when you sell to us.

Can I sell a condo or townhome near downtown?

Yes. We get the paid-assessment letter from the association and settle any dues at closing.

I inherited a Barrington house but live in another state. Do I have to fly in?

No. Most of it happens by phone and email, and the title company can arrange for you to sign where you live.

How soon could we close on a Barrington house?

Usually in 2–3 weeks once title work is done. If moving takes longer, we push the date back to suit you.
