Selling a house in Lake in the Hills
Lake in the Hills is a McHenry County village of about 29,000 people, split between Algonquin and Grafton townships. Algonquin sits across Algonquin Road to the south and Crystal Lake is to the north, with Huntley a short drive west. Randall Road is the main north–south route and divides the older east side from the newer west side. There is no Metra stop in the village, but Pace Route 550 runs along Randall. The village owns Lake in the Hills Airport, a small general aviation field on Pyott Road.
Federal judge Walter J. LaBuy started the community around Woods Creek Lake in 1923, and a few original stucco houses by the lake still stand. By 1950, some of the people who came out for the lake had begun living here all year, and the village incorporated in 1952.
That history shows up in the housing. The Old Section around the lake has four neighborhoods, known locally as Original, Indian, Tree and Presidents for their street names. West of Randall Road, annexations in the late 1980s and early 1990s pushed the village out to Route 47, and in 1995 alone it issued more than 1,000 home permits. Big Sky, Harvest Gate and Spring Lake Farm came from that boom, followed by Boulder Ridge, the Lakes of Boulder Ridge and the condos at Prairie Point.
A kept-up 1990s two-story west of Randall usually does fine on the open market, and we will say so. We are more useful for an Old Section house that never got updated, a 30-year-old home still on its first roof and furnace, a rental with tenants, a condo with dues owed, or a house you inherited.
What to expect
Send us the address and a cash number follows within 24 hours. After one walk-through, we lay out how we priced the house, repairs included. The closing date is your call, a title company nearby handles the signing, and we cover the ordinary closing costs.
What to know before you sell in Lake in the Hills
- No village transfer tax. ATG lists the amount as none, and Lake in the Hills is not on Chicago Title’s list of towns with a local tax. Illinois charges 50 cents and McHenry County 25 cents per $500 of the price. Sell to us and we pay both.
- Water, sewer and garbage. A final water reading is required, and the sewer and garbage bills must be paid. The title company orders the reading and pays the last bills from the sale.
- Taxes paid in arrears. McHenry County sends tax bills a year after the fact. So the months you’ve owned the house this year show up as a credit to the buyer, subtracted from the price instead of paid out of pocket.
- Associations. Gated Boulder Ridge, the Prairie Point condos and other HOA neighborhoods need a letter showing what’s been paid. Anything still owed is cleared from the sale.
- Estates. Probate for a McHenry County estate runs through the county courthouse in Woodstock. The executor can sign our contract early, and closing happens when the judge clears the sale.
Because local rules shift over time, the title company double-checks your address before the closing date. Anything the village asks for, we handle.

In Lake in the Hills, an updated house in Big Sky or Spring Lake Farm usually belongs on the market. An Old Section home with an addition from a different decade, or a 1990s house that still has its original systems, is where our number is worth comparing.
Selling an older house near Woods Creek Lake
The streets around Woods Creek Lake were built over many decades, starting with 1920s stucco houses. Over the years, owners added rooms, finished basements and replaced systems one at a time. That makes each house different, and it can make an appraisal or a buyer’s inspection harder to predict.
We look at the house as it stands. If there is an old addition, a damp basement, original wiring or a crawl space nobody has opened in years, we note it at the walk-through and price it in. You don’t make repairs, and there is no inspection report to negotiate afterward.

Lake in the Hills FAQ
Do you buy houses in the Old Section near Woods Creek Lake?
Yes. We buy in the Original, Indian, Tree and Presidents neighborhoods, including houses that need major work.
Is there a Lake in the Hills transfer tax?
No, the village doesn’t charge one. That leaves the Illinois and McHenry County stamps, which are on us when you sell to us.
Can you buy a condo or townhome in the village?
Yes. We order the association letter through the title company, and back dues come off the sale price.
My house west of Randall Road is from the 1990s. Should I list it instead?
If it’s updated and you have time, listing often nets more, and we’ll say so. If the roof, furnace or kitchen is original, compare our number with what a listing would net after repairs and commission.
The house is part of an estate. Where does probate go?
Those estates go to the McHenry County court in Woodstock. Once the judge gives the executor the go-ahead, we can close.
How soon after accepting your offer can we close?
Usually in 2–3 weeks. If your move takes longer, we push the date back.
