Selling a house in Gilberts

Gilberts is a Kane County village of about 8,400 people, mostly in Rutland Township with a small part in Dundee Township. West Dundee and Elgin are to the east, Pingree Grove to the west and Huntley to the northwest, and the McHenry County line runs along the north side. Route 72 (Higgins Road) is the main road through the village. It opened in 1930 and gave Gilberts its first paved link to the towns around it.

The village is named for the Gilberts, who held more land here than anyone else when Gilberts Station opened on the Galena and Chicago Union Railroad in 1852. The Elgin and Belvidere Electric Railway stopped here from 1907 until the company failed in 1930. Gilberts was established as a village in 1890 and stayed small for a century, with fewer than 1,000 people as late as 1990.

That changed fast. The population went from about 1,300 in 2000 to 6,900 in 2010, so most of today’s houses were built in the 2000s and after. Subdivisions include Timber Trails, The Conservancy, Gilberts Town Center and its villas, Woodland Meadows, Windmill Meadows and Dunhill Estates, along with older homes near the original village and a few larger lots such as Little Acres. Town Center Park, Town Square Park near Lake Gilberts, Memorial Park and Waitcus Park are spread through the neighborhoods.

A clean, updated Gilberts home in one of the newer subdivisions will usually sell well listed, and we’ll tell you that. Our offer helps more when a house has damage or deferred repairs, when a rental has been hard on the interior, when association dues are behind, or when you need to move before a listing would close.

What to expect

We’ll send a cash offer within 24 hours of hearing from you. After one walk-through, you see the numbers behind it. You choose the closing date. A title company close by prepares the documents, and the ordinary closing costs are on our side of the ledger.

Local rules and costs

What to know before you sell in Gilberts

  • No village transfer tax listed. Gilberts doesn’t appear on Chicago Title’s current list of municipal transfer taxes. The state tax (50 cents per $500) and Kane County tax (25 cents per $500) still apply, and we pay them both.
  • Final utility bill. The title company confirms what the village requires for the final water and sewer bill and pays it from the sale.
  • Associations. Timber Trails, The Conservancy, Gilberts Town Center and other subdivisions may have an HOA. The association sends a dues statement, and money owed is settled from the proceeds.
  • Taxes a year behind. Kane County bills property taxes in arrears. The portion for this year becomes a credit to the buyer on the closing statement.
  • Probate. Kane County estates are heard in Geneva. An executor is free to accept our offer, with the closing set after the judge’s order.

Before you sign, the title company verifies what Gilberts requires at your address. Whatever turns up is our job to resolve.

Most Gilberts houses are 15 to 25 years old, which is when original roofs, water heaters, furnaces and carpets start to need replacing. If yours still has most of its original parts and the house next door has been redone, our cash number is worth comparing with a listing.

How it works in Gilberts

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Gilberts FAQ

Do you buy houses in Timber Trails and The Conservancy?

Yes. We buy in every Gilberts subdivision, as-is, including homes that need repairs.

Is there a Gilberts transfer tax?

Gilberts doesn’t charge one that we could find. The state and Kane County stamps are paid by us on every purchase.

Can you buy a villa or townhome in Gilberts Town Center?

Yes. The title company gets the association statement, and any dues owed are paid at closing.

My Gilberts house is about 20 years old and needs updates. Is a cash sale worth it?

It can be. We’ll show you our as-is offer so you can compare it with what you would net after repairs, commission and closing costs.

Where is probate for a Gilberts estate?

In Geneva, at the Kane County judicial center. After the executor receives letters and court approval, we can close.

How fast can you buy my Gilberts house?

Usually within 2–3 weeks, once title is clear. Choose a later date if you need more time.
