Selling a house in Norridge

Norridge is a Cook County village of about 15,250 people on the northwest side, mostly in Norwood Park Township. It shares a border with Harwood Heights, and the two villages sit together as a pocket of suburb with Chicago on every side. Harlem Avenue and Irving Park Road are the main streets, the Harlem Irving Plaza shopping center is here, and Pace and CTA buses run through town. Cook County forest preserves touch its edges.

The area was farmland from the 1830s, and early on it had nicknames like “Goat Village” because of its swampy, unpaved land. Norridge began as an 80-acre subdivision between Irving Park Road and Montrose Avenue, and it incorporated in 1948 to stay out of Chicago. Streets, curbs and sewers went in during the 1950s, and the village annexed north from Montrose to Lawrence in 1954. The name joins “Nor” from Norwood Park and “Ridge” from Park Ridge.

Most Norridge houses date from that postwar build-out. They are largely brick single-family homes on regular city-sized lots, with some multi-unit buildings and condos closer to the commercial streets. The 2020 Census counted about 5,950 housing units.

A kept-up, updated Norridge home will usually draw plenty of buyers on the open market, and we’ll be upfront about that. We fit better when a 1950s house still has its original kitchen, baths or electrical, when the basement leaks, when the village inspection turns up a list of fixes you don’t want to handle, or when an estate needs to sell.

What to expect

Once you reach out, a cash offer follows within 24 hours. One visit to the house is enough, and we walk you through how we priced it, line by line. The closing day is yours to choose. It happens at a local title company, with the normal closing costs paid by us, and the village paperwork started early.

Local rules and costs

What to know before you sell in Norridge

  • No village transfer tax. Norridge issues a transfer stamp but doesn’t charge a tax for it. Illinois still collects 50 cents and Cook County 25 cents on each $500 of the price. Those two stamps are our cost in a sale to us.
  • Pre-transfer inspection. The Building Department inspects residential property before it issues the stamp. The fee is $100, the paperwork has to be dropped off in person, and the village asks for at least 15 days before closing to schedule it.
  • Violations. If the inspector finds problems, the owner can fix them, or the buyer can sign an agreement with the village to take them on and correct them within 30 days after closing. Selling to us, you can let us sign it and own the list.
  • Water bill. Norridge wants the last water bill settled too. That payment is made out of the sale at closing.
  • Taxes paid in arrears. This year’s Cook County bill won’t arrive until next year. Your share for the months you owned the house shows up as a credit to the buyer on the closing statement.
  • Probate. Norridge estates are probated downtown at the Daley Center, in Cook County’s court. With letters of office from the judge, the executor or administrator can sign with us.

Norridge updates its process now and then. Our title company checks the current steps for your street address ahead of closing, and each item becomes our job.

Many Norridge brick homes are solid but dated inside. If yours needs a kitchen, baths, tuckpointing or a new furnace, and the inspection is likely to add more items, compare our number to what a listing would net after that work.

Questions

Norridge FAQ

Does Norridge make you fix inspection violations before closing?

Not always. The buyer can sign an agreement with the village to correct them within 30 days after closing, and when you sell to us, we do that.

How far ahead should the Norridge inspection be scheduled?

The village asks for at least 15 days before closing. We start the paperwork right after we sign so it doesn’t hold up your date.

Is there a transfer tax in Norridge?

Norridge sells a stamp but charges no tax for it. The state and county stamps are owed, and we cover them as the buyer.

Do you buy older brick homes and condos in Norridge?

Yes. We buy single-family homes, multi-unit buildings and condos in any condition.

Where would a Norridge estate go through probate?

Cook County probate, which sits at the Daley Center on Clark Street in the Loop.

Can I leave furniture and boxes behind?

Yes. Pack the things you want, and the leftover furniture and boxes become our cleanup after closing.
