Selling a house in River Grove

River Grove is a Leyden Township village of about 10,600 people along the Des Plaines River in Cook County. Elmwood Park lies to the east, Franklin Park and Northlake to the west, River Forest to the south and Schiller Park to the north. The River Grove Metra station serves both the Milwaukee District West Line and the North Central Service, and Grand Avenue crosses the river at the village’s center.

That crossing has a long history. In 1834 a bridge was built over the river on a trail that became Grand Avenue, part of a stagecoach route between Chicago and Galena. The village incorporated in 1888. The 19th-century home of Frederick Dohrmann now serves as the village’s historic house and barn museum, and Triton College opened on the southern border in 1964. Roughly half the village is open space, including about 350 acres of forest preserve.

River Grove grew fastest in the 1920s, when the population rose from fewer than 500 to more than 2,700, and building continued after World War II. The village has about 4,500 housing units today, with subdivisions such as Rhodes laid out during its growth years.

A dry, updated house near Turner Park or the Metra station will usually sell well with a listing. A cash sale is worth comparing when a home near the river has flooded, when the village inspection is likely to produce a long list, or when a parent’s house needs more work than the heirs can take on.

What to expect

Here is how it works. We tour the house once, and by the next day you have a cash figure along with the costs and comparisons we used. You set the closing date. The sale is finalized at a nearby title company, with our side covering the normal expenses of closing.

Local rules and costs

What to know before you sell in River Grove

  • No village transfer tax. River Grove charges an inspection and stamp fee instead, which becomes our expense when we buy.
  • State and county stamps. The two stamps add 75 cents per $500 of price combined. They’re included in the closing costs we cover.
  • Pre-sale inspection. The Building Department inspects about two dozen items, from the roof and foundation to smoke and carbon monoxide detectors. The seller can make repairs, or the buyer can take them on and finish within 60 days of closing. When we buy, we take them on.
  • Final water reading. The village schedules a final reading close to closing, and the bill must be paid in cash or certified funds before the stamp is released.
  • Survey and forms. River Grove asks for a plat of survey dated within six months, the state declaration and a new owner form. We order the survey.
  • Taxes and probate. You’ll credit the buyer for this year’s Cook County taxes, which aren’t billed until next year. Probate for an inherited house goes through the Daley Center.

River Grove updates its application forms most years. Your title company works from the current ones.

Homes near the Des Plaines River in River Grove can carry flood history, and a financed buyer will want to know about it. If your house is dry and updated, list it. If it has taken water or needs the repairs the village inspection will find, a cash sale is usually simpler.

Flood history and selling in River Grove

Cook County’s 2019 hazard mitigation plan lists flood events in River Grove in 1986, 1987, 1997, 2008, 2010, 2011 and 2013, and notes that Grand Avenue and Fullerton Avenue at River Road have become impassable in heavy water. It counted 25 repetitive flood loss properties and estimated about 380 buildings in the 100-year floodplain.

If your basement has flooded, you’ll need to disclose it. We don’t require a rebuilt basement or new mechanicals before closing. Tell us the history, and we’ll price the house as it stands.

Questions

River Grove FAQ

What does River Grove’s pre-sale inspection check?

The Building Department works from a checklist of about two dozen items, including the roof, foundation, electrical, heating and smoke detectors. We handle what it finds.

Can the buyer take over the inspection repairs?

Yes. River Grove lets the buyer accept responsibility and finish repairs within 60 days of closing. When you sell to us, that’s what we do.

How recent does my survey need to be?

River Grove asks for a plat of survey dated within the last six months. We order a new one if needed.

Do you buy houses near the Des Plaines River that have flooded?

Yes. We buy them as they are, and flood history is part of how we set the price.

Is there a River Grove transfer tax?

No percentage tax, just an inspection and stamp fee. That fee and the state and county stamps are ours when we buy.

I inherited a house in River Grove and live out of state. Can you help?

We can. Once the estate can sell, you can usually sign remotely, and we handle the inspection and the final water reading.
