Selling a house in Oak Park
Oak Park is a village of about 54,600 people directly west of Chicago, in its own township in Cook County. Austin Boulevard forms the border with Chicago, Harlem Avenue separates it from River Forest and Forest Park, and Roosevelt Road runs along the south, next to Cicero and Berwyn. The CTA Green and Blue lines have five stations in the village, Metra’s Union Pacific West Line has a downtown stop, and the Eisenhower Expressway crosses the south side.
Oak Park grew after the 1871 Chicago Fire, when James Scoville subdivided land near the railroad station and homes spread along Lake Street. The Lake Street “L” reached Harlem Avenue around 1900, and the village separated from Cicero in 1902. Frank Lloyd Wright moved here in 1889, opened his studio in 1898 and designed Unity Temple, built from 1905 to 1908. The village has the largest collection of Wright-designed homes anywhere.
Most of Oak Park’s roughly 26,000 housing units were built between 1892 and 1950. North of Lake Street, prairie land became large houses by Wright and E. E. Roberts. South of Madison, builders Seward Gunderson and Thomas Hulbert put up blocks of homes. From the 1920s on, apartment buildings replaced many older houses in the central district, and apartments came to make up more than half the housing, much of it along the eastern side. Three local historic districts cover the Wright–Prairie School area, Ridgeland–Oak Park and the Gunderson blocks.
Updated houses and condos in Oak Park are in steady demand, and we’ll tell you if listing is the smarter move. A cash sale fits when a century-old house needs major systems work, when a two-flat or small building has tenants and deferred repairs, or when a condo has a pending special assessment.
What to expect
We visit the property once, single house or building. By the following day there’s a cash offer on the table, with the repair and resale math shown. The closing date is up to you. A local title company handles the signing, and the usual closing costs fall to us.
What to know before you sell in Oak Park
- Village transfer tax. Oak Park charges $8 per $1,000 of price, and its form names the seller as the payer. When we’re the buyer, it’s our expense.
- State and county stamps. On top of the village tax, the state stamp is 50 cents and the county stamp 25 cents per $500. All three are ours in a sale to us.
- Water and sewer certification. The Water Billing Division must certify that water and sewer charges are paid in full before stamps are issued, after a final reading.
- Larger buildings. Title guides list a village inspection for buildings with four or more units.
- Rental licenses. Rentals with one to three units, including single-family homes and condo units, need a village rental license.
- Historic districts. Exterior permits in a historic district get advisory review. Demolition needs a binding certificate of appropriateness.
- Condos, taxes and probate. A condo sale requires the association’s paid-assessment letter. Taxes arrive a year after they accrue, so a buyer credit appears at closing. Oak Park estates are probated at the Daley Center.
Oak Park revises its forms and licensing rules periodically, and the title company works from the latest version.

Oak Park has a bit of everything: Prairie and Queen Anne houses, Gunderson homes, 1920s apartment buildings and condos. A renovated house or condo is a strong listing. A two-flat with long-term tenants, or a building with a list of repairs, is often easier to sell for cash.
Selling a two-flat, building or condo in Oak Park
Apartments make up more than half of Oak Park’s housing, so many sellers here own a two-flat, a small building or a condo unit. If you’re a landlord, we can buy with tenants in place. At closing, the leases and security deposits become ours, and you don’t need to empty units or schedule showings around tenants.
For condos, the sale needs a paid-assessment letter from the association, and some associations have special assessments for roofs, masonry or porches. If your building has one pending, tell us. We factor it into the offer and handle the association paperwork.

Oak Park FAQ
How much is Oak Park’s transfer tax and who pays it?
$8 for every $1,000 of the sale price. The village bills it to the seller, but we pay it when we buy.
Do you buy two-flats and small apartment buildings in Oak Park?
Yes. Occupied buildings are fine, and the leases pass to us at closing.
My condo association just voted a special assessment. Can I still sell?
Yes. The assessment becomes part of our pricing, and we request the paid-assessment letter.
Does a historic district limit how I can sell?
No. District rules apply to exterior work and demolition, not to the sale. We buy historic homes as they are.
What does Oak Park need before it issues transfer stamps?
Water and sewer charges must be certified as paid, and the transfer declaration has to be filed. Buildings with four or more units also need an inspection.
Do I need a rental license if I’m selling a rented condo?
Oak Park requires a license for rented properties with one to three units, including condo units. Once we buy, licensing going forward is our responsibility.
