Selling a house in Romeoville

Romeoville is a village of about 39,900 people in Will County, on the west bank of the Des Plaines River. It covers parts of DuPage, Lockport, Plainfield and Wheatland townships. Bolingbrook is to the north, Crest Hill and Joliet to the south, Plainfield to the west, and Lockport and Lemont across the river. I-55 and I-355 pass through, and Route 53, the old Route 66, runs north and south. The Heritage Corridor Metra line has served the Romeoville station on Romeo Road since February 2018, and Lewis University dates to 1934.

The first settlement, called Romeo, began in 1835 on Isle a la Cache, an island in the river. The Illinois and Michigan Canal opened in 1848, and residents voted to incorporate as Romeoville in January 1895. Local quarries earned it the nickname Stone City, and its limestone went into the Illinois State Capitol.

Around 1950 the village had only about 46 houses. In 1957 more than 600 acres of wetland along Route 53 became the Hampton Park subdivision, with 400 more acres added in 1964, and those homes still make up the older east side. The next wave followed the Weber Road interchange on I-55, opened in 1990, as subdivisions spread along Weber Road through the 1990s and 2000s.

An updated Romeoville home that shows well is often worth listing, and we’ll say that plainly. We fit better for a Hampton Park house with its original furnace, windows or panel, a home with open code violations, a vacant house with the water shut off, a rental you’re done with, or an estate you’re handling from far away.

What to expect

Call or send the form, and we’ll book a visit. Within 24 hours of it you’ll receive our cash offer in writing, along with the repair estimate and resale figures behind it. The closing date is your call. A title company in the area closes the deal, and the usual closing costs are ours to cover.

Local rules and costs

What to know before you sell in Romeoville

  • A stamp the buyer owes. Romeoville charges $3.50 per $1,000 of the price, and its ordinance assigns it to the buyer. Add the state’s 50 cents and Will County’s 25 cents per $500. Sell to us, and every one of those is our cost.
  • Clearance letter. Every village debt, including the current water bill, has to be cleared before the village releases the stamp. Asking for the clearance letter triggers a final meter read, and the letter is good for five business days.
  • Open violations at sale. Village code calls for pending violations to be fixed before a sale. With the village’s agreement, the buyer can take them on by signed affidavit with a compliance date.
  • Water off at a vacant house. The village inspects the interior before restoring service, after an indoor air quality test by a certified company.
  • One county, one courthouse. Will County bills taxes a year late, so the buyer is credited at closing, and Will County probate is heard in Joliet.

The village can revise these steps, so the title company pulls the latest requirements for the property.

Buyers here often weigh a 1960s Hampton Park house against a 2000s home off Weber Road. When the older one has original systems or a violation notice, financed buyers back off and the price slides. That is when our number is worth a look.

Vacant and rental homes

Selling a vacant or rented house in Romeoville

An empty house with the water shut off takes extra work before service returns. The owner arranges an indoor air quality test by a certified company, then the village inspects the interior. Elevated mold can mean remediation and a second test. Sell to us and none of that has to happen before closing.

Rentals carry their own rules: an annual rental license, a rental inspection each time the tenancy changes, written proof of a furnace check within the past year, and the Crime Free Housing lease addendum. If you’re finished being a landlord, we buy with the tenant still living there or after move-out, and the lease and deposit are squared up at closing.

How it works in Romeoville

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Romeoville FAQ

Who pays the Romeoville transfer stamp?

The ordinance puts it on the buyer, at $3.50 per $1,000. Selling to us, you pay none of the state, county or village stamps.

What is the clearance letter?

Proof that nothing is owed to the village, water included. Requesting it starts the final meter read, and it expires after five business days.

I have an open code violation. Can I still sell?

Yes. With the village’s agreement a buyer can assume violations, so you don’t make those repairs before selling to us.

The water is off at my vacant house. Is that a problem?

It adds an air quality test and an inspection before service returns. We buy the house anyway and handle those steps.

Do you buy Hampton Park homes that were never updated?

Yes. Sixty-year-old windows, panels and furnaces are part of how we price it.

Can I sell a Romeoville rental with someone living in it?

Yes. Send the lease, and the tenant’s deposit is credited at closing.
