Selling a house in Lockport

Lockport is a city of about 26,100 people in Will County, roughly 30 miles southwest of Chicago, spanning parts of Lockport and Homer townships on the east side of the Des Plaines River. Joliet is to the south, Lemont a couple of miles north, and Crest Hill and Romeoville across the river. State Street, also Route 171, runs through downtown and meets Route 7 at 9th Street. Lockport has a Heritage Corridor Metra stop, Pace routes to Joliet and Dellwood Park on the north side.

The town grew up with the Illinois and Michigan Canal. Canal commissioners laid it out in the 1830s as headquarters, the canal opened in 1848 and Lockport incorporated in 1853. The name comes from Lock No. 1, whose remains survive. The 1838 Gaylord Building, of local limestone, belongs to the National Trust for Historic Preservation. Downtown, roughly 7th to 11th Streets between Canal and Washington, became a National Register district in 1975, and most of its 59 buildings are local stone.

Grain milling drove the early economy, and later the Texas Company ran a refinery on the north edge of town until the 1980s. New housing started in the late 1980s, and subdivisions have spread out from the old town since. Today Lockport has about 10,000 housing units, from older homes around downtown to newer houses and townhomes.

If your house has been updated, an agent will likely do well for you, and we’ll tell you as much. Cash makes more sense for an older home near downtown with original plumbing or a foundation that needs work, a newer house with deferred repairs, an inherited property or a sale that needs a firm date. Will County towns like Lockport are where we close a lot of our purchases.

What to expect

Phone or message us, and we’ll come see the house in person. Within 24 hours you’ll have our written cash offer and the numbers that shaped it. Name the closing date you want. You close at a title company near you, and we take care of standard closing costs.

Local rules and costs

What to know before you sell in Lockport

  • Lockport has no stamp. ATG’s ordinance listing shows no city transfer tax, and Lockport isn’t on Chicago Title’s list of towns that charge one. The state’s 50 cents and Will County’s 25 cents per $500 are what’s left, and we pay both.
  • Water and city charges. The title company checks with the City of Lockport for the last water bill and any city charges, which are paid at closing.
  • Inside or outside city limits. A Lockport mailing address can cover homes outside the city. Your tax bill shows which municipality your parcel is in, which decides the local rules.
  • Tax bills a year late. Will County collects in arrears, so the buyer takes a credit at closing for the months not yet billed.
  • Court cases. Will County handles probate and foreclosure at its courthouse in downtown Joliet.
  • Townhomes and HOAs. The title company asks the association for a paid-assessment letter, and anything owed is settled in the closing numbers.

Before closing, the title company reviews current city and county requirements for your address, and we take care of anything that comes up.

An older house near State Street often goes up against newer subdivision homes in buyers’ searches. If yours has an original kitchen, an old boiler or a damp basement, a financed buyer will want those fixed or priced in. Compare what you’d keep after repairs either way.

Older homes

Selling an older house near downtown Lockport

The streets around Lockport’s canal-era downtown hold many of the city’s older houses. Some have stone or early block foundations, plaster walls and plumbing and wiring added onto over the years. A lender’s appraiser or a buyer’s inspector can flag those items and stall a deal.

We buy these homes in their current state. You don’t update the electrical, fix the foundation or empty the basement first. We walk through with you, price in the work the house needs and explain how we reached the figure. If it was a parent’s home, we can wait on the probate court in Joliet.

How it works in Lockport

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Lockport FAQ

Does Lockport have a transfer stamp?

No city stamp is listed. Only the state and Will County transfer taxes apply, both paid by us.

Will you buy an old house near downtown Lockport?

Yes. Original plumbing, older wiring and foundation trouble go into our offer, so you don’t fix anything.

My bill says Homer Township. Am I still in Lockport?

Possibly. The city covers parts of Lockport and Homer townships, so look for the municipality on your tax bill, not the township.

I inherited a Lockport house. Where does probate happen?

In Joliet, at the Will County courthouse. We sign with the executor, and the closing waits for the court’s OK.

My townhome has an HOA. What do I need to do?

Very little. The title company handles the paid-assessment letter.

What’s the shortest time to close on a Lockport house?

Often 2–3 weeks after you accept, once title is clear. A later date is fine too.
