Selling a house in South Holland

South Holland is a village of about 21,500 people in Cook County’s Thornton Township. Dolton lies to the north, Calumet City and Lansing to the east, Thornton to the south, and Harvey and Phoenix to the west. The Little Calumet River runs east to west through the middle of town, and Thorn Creek joins it on the southeast side. Interstate 94 runs through the village.

Farmers settled the low, wet ground here in the 1840s and named the town after the Dutch province of South Holland. The village incorporated in 1894 with about 1,000 residents. Its farms later turned to onion sets, and by the 1940s South Holland was known as the Onion Set Capital of the World. Edna Ferber set her 1925 novel So Big here, and the Paarlberg family farm tied to the book is kept as a village park.

Most of the houses came after the farms. Census estimates put more than three-quarters of South Holland homes in the 1950s, 1960s and 1970s, and the 1960s alone account for over a third. About 95 percent are detached single-family houses, and roughly 83 percent are lived in by their owners.

With housing that is mostly 50 to 70 years old, a lot of sellers are handling a parent’s home or a house they have owned for decades. If yours has been kept up and updated, it will likely do well with an agent, and we’ll tell you so. A cash sale fits better when the kitchen, bath and mechanicals are original or the basement has taken water.

What to expect

It starts with a phone call and one visit to the house. Within a day you’ll have a written cash offer, with our repair and resale math laid out so you can check it. You pick the closing date. A local title company handles the signing, and the usual closing costs are on us.

Local rules and costs

What to know before you sell in South Holland

  • No village transfer tax. South Holland doesn’t charge one. The Illinois tax of 50 cents per $500 and the Cook County tax of 25 cents per $500 still apply, and when you sell to us, we cover both.
  • Certificate of Payment. The village issues a certificate showing that water, fees and other village charges are paid, and it is recorded with the deed. Owners, title companies and attorneys can apply online.
  • Three days’ notice. The village asks for three days’ notice before closing so it can take a final meter reading and process the certificate. Unpaid water bills or code violation charges have to be cleared first.
  • Inspection. South Holland’s transfer listing doesn’t include a pre-sale inspection. The title company confirms that before closing.
  • Floodplain. Parts of town near the Little Calumet River and Thorn Creek sit in mapped flood zones. We buy those houses as they stand.
  • Property taxes and probate. Illinois property taxes are paid in arrears, which means the buyer is credited at closing out of your proceeds. Cook County estates go through probate at the Daley Center in Chicago.

The title company confirms the village’s current checklist for your file.

A 1960s South Holland house with a newer roof, updated kitchen and a dry basement tends to sell well on the open market. One with original wiring, an old furnace or a history of water near the river is harder to finance.

Flood history

Selling a South Holland house near the Little Calumet

The village’s flood plan lists major floods in 1957, 1981, 1982, 1989, 1990 and 2008, and it calls November 1990 the worst on record. The mapped floodplain has shrunk a lot since then, from about 2,000 properties on the 1980 maps to 45 houses on the 2008 maps. Sewer backups are a separate problem. Storms in July and August 2016 flooded more than 100 properties that way.

Illinois sellers must disclose known basement flooding, and buyers with loans often ask for repairs or credits once they read it. When you sell to us, just tell us what happened and what was done about it, including any overhead sewer or backflow valve installed under the village’s rebate program. We price the house as it is.

Questions

South Holland FAQ

Does South Holland charge a transfer tax?

No. The village has no transfer tax. State and Cook County taxes are still due, and those are on us when you sell to us.

What is the village’s Certificate of Payment?

It confirms water and other village charges are paid, and it is recorded with the deed.

Will you buy a South Holland house that has flooded?

Yes. Tell us what happened and what was repaired, and the offer reflects the house as it stands today.

My parents’ house still has its original kitchen and bath. Is that a problem?

Not at all. We buy dated houses, and you don’t need to empty every room.

What if the water bill is behind?

It is paid from the sale before the village issues the certificate. We check the balance early so your net figure holds.

Which court handles probate for a South Holland estate?

The Cook County Circuit Court at the Daley Center in Chicago. We can sign a contract with the executor and close once the court allows it.
