Selling a house in Thornton
Thornton is a village of about 2,400 people in Cook County and the oldest settlement in Thornton Township. South Holland and Harvey are to the north, Lansing to the east, Glenwood and Homewood to the south, and East Hazel Crest to the west. Thorn Creek runs north through town toward the Little Calumet River, and Interstates 80, 94 and 294 meet about two miles east.
William Woodbridge settled here in 1834, and John Kinzie platted the town the next year. Gurdon Hubbard began quarrying the dolomite in the 1830s. John Bielfeldt opened a brewery on Thorn Creek in 1852, and its 1857 brick building now houses Thornton Distilling Co. The village incorporated in 1900, and WPA crews built the library, sidewalks and sewers in 1939 and 1940.
Thornton’s houses are older than most in the area. About 1 in 5 dates from before 1940, and more than half were built in the 1950s and 1960s. Little has been added since 1980, and the village is now fully built out. About 8 in 10 homes are detached single-family houses, with some two-flats and small apartment buildings.
Estates, houses that have stayed in one family for decades, and pre-war homes with old heating and original plumbing are common here. If yours has been updated, an agent can probably get you more, and we’ll say that up front. We fit when the house needs real work, has basement seepage, or you want a fixed date and no showings.
What to expect
One short call and one visit are all it takes to start. We send a written cash offer within 24 hours and walk you through the repair estimate and recent sales behind it. Then you choose a closing date. We meet at a local title company, and the normal closing costs are ours to pay.
What to know before you sell in Thornton
- No village transfer tax. Thornton doesn’t have one. Illinois charges 50 cents per $500 and Cook County charges 25 cents per $500, and we pay both when you sell to us.
- Certificate of Payment. The village issues a Certificate of Payment showing that water service charges and other money owed to the village are paid. It has to be paid for and received before closing and before the deed is recorded.
- Final water reading. The village takes a final meter reading so the last bill can be paid before the certificate is issued.
- Inspection. The ATG listing shows no pre-sale inspection in Thornton. The title company confirms that for your file.
- Basement seepage. The village’s hazard plan notes seepage in parts of several neighborhoods during heavy rain, tied to aging storm sewers. Known water problems must be disclosed to a buyer.
- Property taxes. Cook County taxes are billed in arrears, so the buyer is credited at closing for the current year from your proceeds.
- Probate. A Thornton estate goes through the Cook County Circuit Court at the Daley Center in Chicago.
Village requirements can change, so the title company confirms them while your sale is in progress.
Your Thornton house, two ways to sell
| Sell to us | List with an agent | |
|---|---|---|
| Repairs | Skip them | Expected before or during the sale |
| Older systems | Priced into our offer | Can lead to inspection requests or lender conditions |
| Showings | A single visit | Showings until a buyer commits |
| Commission | Nothing to pay | Typically a percentage at closing |
| Closing costs | We pay them | Seller pays |
| Timing | 2–3 weeks or whenever you choose | Market time, then a 30–45 day loan close |
| Certainty | No appraisal or loan to wait on | Can fall through on financing |
| Price | Below retail, priced for condition | Top price for updated homes |
Thornton has a larger share of pre-1940 houses than most of its neighbors, and much of the rest went up in the 1950s and 1960s. Updated homes here can sell well on the market. A house with original plumbing, an old boiler or water in the basement is the kind of place where a cash offer is worth comparing.
The Thornton Quarry and your sale
The Thornton Quarry is about 1.5 miles long, half a mile wide and up to 450 feet deep, and I-294 crosses right over it. Stone has been dug here since 1838. Material Service Corporation bought the quarry in 1938, and it later passed to Hanson Material Service and then Heidelberg Materials. Since 2015, the north lobe has also served as the Thornton Composite Reservoir, part of the Deep Tunnel system that holds stormwater during big storms.
Sellers sometimes worry that the quarry will put buyers off. It doesn’t change how we make an offer. We look at the house, its condition and recent sales nearby, and we buy it as it is.
Three steps. You pick the closing date.

- Close on your date
As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
Thornton FAQ
What is Thornton’s Certificate of Payment?
It shows the village that your water charges and other balances owed to it are paid. It has to be in hand before closing and before the deed is recorded.
Is there a Thornton transfer tax?
No. Thornton has no local tax. State and Cook County transfer taxes still apply, and they’re ours to pay when we buy your house.
Does the village inspect the house before a sale?
The ATG ordinance listing shows no pre-sale inspection for Thornton. Your title company double-checks this ahead of closing.
My house was built before 1940. Is it too old for you?
No. We buy older homes with original plumbing, wiring and heating, and you don’t need to update anything first.
Will living near the quarry lower my offer?
We base the offer on the house’s condition and nearby sales. We’ll walk you through the comparable sales we used.
Who handles probate for a Thornton home?
Thornton estates are probated in the Cook County Circuit Court at the Daley Center. Once the executor can sign, we can close at a local title company on the date you need.
