Selling a house in Tinley Park

Tinley Park is a village of about 56,000 people that straddles Cook and Will counties. The Cook County side covers parts of Bremen, Rich and Orland townships, and the Will County side is in Frankfort Township. Orland Park is to the northwest, Oak Forest and Country Club Hills to the east, Mokena and Orland Hills to the west, and Frankfort and Matteson to the south. I-80 cuts across the south end of the village, Harlem Avenue is the main north-south road, and the Metra Rock Island line stops at Oak Park Avenue and at 80th Avenue. The large outdoor amphitheater near I-80 has drawn concert crowds since 1990.

The village started as Bremen in 1853, took the name Tinley Park in 1890 and incorporated in 1892. Its oldest homes are near the downtown train station on Oak Park Avenue, where the village has worked to restore the historic business district since its 1992 centennial. Most of the rest came in waves. Brementowne went up in the early 1970s, Timbers Edge and the first Cherry Creek homes in the late 1970s, Cherry Creek’s condos in the 1980s, then Pottawatomie, Pheasant Lake and Brookside Glen in the late 1980s and 1990s. Across all of them, you’ll find ranches, raised ranches, split-levels, two-stories and a lot of townhomes and condos.

The southwest suburbs are where we buy the most houses, and Tinley Park is a big part of that. If your home is updated, an agent will likely get you more, and we’ll say so up front. We’re useful when a 1970s house needs a roof, windows and mechanicals, when a condo’s costs keep climbing, when you’ve inherited a house, or when you need to sell on a set date.

What to expect

Once we’ve seen the house, you’ll have a cash offer within 24 hours with the math laid out. Closing is on the day you pick, at a local title company, and we pay the standard closing costs.

Local rules and costs

What to know before you sell in Tinley Park

  • No village transfer tax. Tinley Park doesn’t charge its own transfer tax. The Illinois and county transfer taxes (50 cents and 25 cents per $500) still apply, and when you sell to us they’re part of the closing costs we pay.
  • Village transfer declaration. The village requires a real estate transfer declaration and confirmation that nothing is owed to the village. The title company takes care of it.
  • Final water reading. Tinley Park Public Works has to schedule a final meter reading when an account closes. The last bill is paid from the sale.
  • Cook or Will County taxes. Depending on your address, taxes are billed by Cook County or by Will County. Both bill a year behind, and the buyer’s credit for this year comes out of the proceeds at closing.
  • Probate. Estates on the Cook County side go through the Daley Center in Chicago. On the Will County side, it’s the courthouse in Joliet. We can sign with the executor and close once the court approves.
  • Condo and townhome associations. The title company gets a paid-assessment letter, and any dues or special assessments owed are settled at closing.

Local rules get revised from time to time, so the title company confirms what your address needs. If anything comes up, we cover it.

In Tinley Park, a raised ranch in Brementowne and a 1990s two-story in Brookside Glen attract different buyers. Older homes with original systems tend to get lower offers and longer inspection lists. If that sounds like yours, look at both options side by side.

Older homes

Selling a 1970s Tinley Park home on its second or third owner

Many of Tinley Park’s 1970s ranches, raised ranches and split-levels have changed hands once or twice. Each owner fixed what they had to, so you may have a newer furnace next to original windows, a patched roof or a basement finished decades ago without a clear permit history. Listing buyers’ inspectors tend to write up all of it at once.

We look at the house as a whole and price it for what it needs. You don’t have to chase down old permits, replace the roof or redo the bathroom first. If you’re moving to a smaller place or out of state, we close on the date you choose, and you can leave behind whatever you don’t want to move.

Questions

Tinley Park FAQ

Does Tinley Park charge a transfer tax?

No. The village doesn’t, but it does require a transfer declaration and a final water reading. The state and county transfer taxes are part of the closing costs we pay.

Do you buy on the Will County side of Tinley Park?

Yes. We buy on both sides of the county line. The difference is where taxes are billed and which court handles probate.

Do you buy condos with rising dues or a special assessment?

Yes. We get the paid-assessment letter through the title company and show you how the assessment is handled in our offer.

Do you buy older homes near downtown Tinley Park?

Yes. Older houses near Oak Park Avenue and the train station are often the ones that need the most work, and we buy them as-is.

A past owner did work without permits. Is that a problem?

Not for us. Tell us what you know, and we’ll factor it in. You don’t need to fix or permit anything before selling.

How soon could I have the money?

Usually 2–3 weeks after we sign, once the title work is done. You can also pick a later date.
