Selling a house in Frankfort

Frankfort is a village of about 20,000 people in the southwest suburbs. Nearly all of it lies in Will County’s Frankfort Township, with a small piece in Cook County’s Rich Township. Mokena and New Lenox are to the west, Tinley Park and Matteson to the northeast, and University Park to the southeast. US 30 (Lincoln Highway) and US 45 (La Grange Road) meet near the middle of the village, and Laraway Road runs across the south end.

Frankfort began as Frankfort Station, platted in 1855 along a new rail line, and incorporated in 1879. Downtown still has the Frankfort Grainery, Breidert Green and a stretch of the Old Plank Road Trail.

Away from downtown, most housing is from the 1980s forward. Butternut Creek Woods dates to the 1980s, Kensington Place to the mid-1990s, and Abbey Woods started in the late 1990s. Stonebridge Valley, Cobblestone Walk, Lighthouse Pointe and Stone Creek followed in the 2000s. Most are two-story homes and ranches, with townhome communities mixed in.

We buy more houses in the south and southwest suburbs than anywhere else, Frankfort included. Even so, a well-kept Frankfort home will usually get a stronger price through an agent, and we’ll be upfront about it. We fit better when a 1980s house needs a roof, windows and a kitchen, when an older house near downtown needs more than you want to take on, when you’re settling an estate from out of town, or when the sale has to close by a certain date.

What to expect

You walk us through the house once. Within 24 hours you get a cash number and the reasoning behind it, line by line. Pick the closing date that works for you. Signing takes place at a nearby title company, and the normal closing costs are ours.

Local rules and costs

What to know before you sell in Frankfort

  • No village transfer tax. Frankfort doesn’t levy one. The state charges 50 cents and the county 25 cents per $500, and selling to us, you pay neither. We cover both.
  • Final water reading. Frankfort wants the meter read one last time before the deed transfers. The title company sets it up, and the last bill is settled from the sale.
  • Historic district permits. Downtown Frankfort has one local historic district, zoned H-1. A building or demolition permit there, or for a designated landmark, first needs a Certificate of Appropriateness from the Historic Preservation Commission. A sale alone doesn’t trigger that review.
  • Cook or Will County. A few Frankfort addresses are in Cook County. Both counties bill property taxes a year after the fact, and the buyer’s credit for the current year comes out of the proceeds at closing.
  • Probate court. Will County estates go through the courthouse in Joliet, and the Cook County part of town goes through the Daley Center in Chicago. We can sign now and close once the executor has court approval.
  • HOA and townhome letters. Subdivision and townhome associations issue a paid-assessment letter through the title company, and any balance is paid at closing.

Village and county rules are revised now and then, so the title company verifies the list for your property. Anything required is handled by us.

Frankfort covers a wide range, from 19th-century buildings near Breidert Green to 2000s two-stories in Lighthouse Pointe. Updated homes tend to do well with an agent. For an older house with deferred work, compare both offers first.

Old Town Frankfort

Selling an older home near downtown Frankfort

Frankfort’s oldest buildings are close to the original 1855 plat, around the Grainery and Breidert Green. The H-1 historic district covers that downtown area, and permit work there goes through the Historic Preservation Commission first. St. Peter’s United Church of Christ, built around 1915, became a local landmark in 2020.

That review adds a step before a permitted project like an addition or a demolition. Older houses may also have dated wiring, old plumbing or a tired foundation. We buy as-is, so you don’t have to start a project or file for approval before selling. Tell us what you know, and we’ll price it for its condition.

How it works in Frankfort

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Frankfort FAQ

Does Frankfort charge a real estate transfer tax?

No village tax applies. The state and county taxes do, and we pay them when you sell to us. The village does require a final water reading before closing.

My house is in the downtown historic district. Can I sell it as-is?

Yes. Future permit work there goes through the Historic Preservation Commission, but no approval is needed to sell.

Do you buy in subdivisions like Butternut Creek Woods or Kensington Place?

Yes. We buy 1980s and 1990s homes with original systems or dated finishes, and you don’t need to update anything first.

What if my Frankfort address is in Cook County?

We buy it the same way. Taxes come from Cook County instead of Will, and an estate there would go through probate at the Daley Center.

Can I leave furniture and belongings behind?

Yes. Take what matters to you and leave the rest for us.

How quickly can you get to closing in Frankfort?

Typically 2–3 weeks after the contract is signed. A later date is fine if you need time.
