Selling a house in Wauconda

Wauconda is a Lake County village of about 14,100 people in Wauconda Township, on the west side of the county near the McHenry County line. Island Lake, Lakemoor and Volo are its neighbors to the west and north, and Lake Zurich is a few miles south. U.S. 12 runs north and south, Route 176 (Liberty Street) crosses east and west, and Route 59 also serves the village. Bangs Lake is right by downtown.

Elihu Hubbard built the first log cabin on Bangs Lake in 1836, and the lake is named for Justus Bangs, who built a house beside it in 1848. The village incorporated in 1877. By the early 1900s Wauconda was a summer resort for Chicago, and the Palatine, Lake Zurich and Wauconda Railroad carried visitors until it shut down in 1920. The Wauconda Bog Nature Preserve is a National Natural Landmark.

The housing has layers. Older homes and former summer places sit near Main Street and the lake. In the 1980s, most of the old Bangs Lake beaches were replaced by houses and townhomes, and in the 1990s and 2000s larger subdivisions went up north of the town center. Names you’ll see include Liberty Lakes, Larkdale, Lake View Villa, Harbour Club and Country Ridge.

A finished house in Liberty Lakes usually belongs on the open market, and we’d point you that way. Selling to us is a better fit for an old lake cottage that was expanded in pieces, a townhome with dues behind, a rental whose tenant is moving out, or a house you inherited and can’t easily get to.

What to expect

Tell us a little about the property and a cash offer follows within 24 hours. After a single visit, we walk you through the numbers line by line. You set the closing day, a title company handles the paperwork, and we pay the customary closing costs.

Local rules and costs

What to know before you sell in Wauconda

  • No village transfer tax. ATG lists none for Wauconda, and Chicago Title’s chart leaves it off too. The Illinois and Lake County taxes add up to 75 cents per $500 of the price. Neither comes out of your pocket on a sale to us.
  • No home-sale inspection. Effective January 4, 2022, Wauconda stopped requiring a residential inspection when a home is sold (Ordinance 2022-O-01). Some older title references still list one, so don’t be surprised if it comes up.
  • Final water and sewer bill. Utility Billing needs at least 48 hours’ notice to prepare the final bill, and it must be paid through closing. The title company arranges both.
  • Rental units. Rentals must be registered, and a new inspection and Certificate of Compliance are required before each new tenant moves in. If you sell a rental to us, that becomes our job.
  • Taxes and probate. Lake County bills taxes a year behind, which means this year’s portion appears as a buyer credit when you close. Estates are handled at the courthouse in Waukegan.

The title company confirms current village requirements for your address before closing. Any step they require is on us.

Wauconda’s lake-area houses vary a lot from one lot to the next, and comparable sales can be hard to find. That makes an appraisal less predictable for a buyer using a loan. If your home is one of the older ones near Bangs Lake, it’s worth comparing a listing with our cash number.

Village rules

Wauconda dropped its point-of-sale inspection

For years, Wauconda required a village inspection before a house could change hands, and some title company references still show that requirement. The village ended it in January 2022. Today the main village step at a sale is the final water and sewer bill, which needs 48 hours’ notice to Utility Billing.

Rentals are different. The village registers rental units and inspects them before each new tenant takes occupancy, with a fee for each unit. If you’re a landlord who doesn’t want to deal with the next turnover inspection, we can buy the property as-is, with or without a tenant.

How it works in Wauconda

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
