Selling a house in Lake Zurich

Lake Zurich is a Lake County village of about 19,800 people in Ela Township, in the southwest corner of the county. Rand Road (U.S. 12) and Route 22 cross in the village, and Kildeer and Deer Park are close by. The lake the village is named for lies entirely inside its limits.

Settlers arrived in the 1830s. Seth Paine opened a store here in 1841 and gave the lake its name, which had been Cedar Lake. The village incorporated in 1896. A rail line came through in 1910 and closed about ten years later. After Rand Road was paved in 1922, people drove out to rent summer cottages by the lake, and the village became a resort. The first Alpine Fest was held in 1942. In 1988, the Illinois Supreme Court ruled in a Lake Zurich case that each owner of part of a private lake’s bottom may use the whole surface.

Housing development picked up in the 1950s, and in the 1960s most of the old summer cottages were winterized for year-round living. Subdivisions followed through the rest of the century. Today Lake Zurich has converted cottages near the water, postwar houses and larger subdivision homes. The 2020 Census counted about 7,300 housing units.

A well-kept Lake Zurich home in a newer subdivision will often do fine with a listing agent, and we’ll be clear about that. We’re a fit for converted cottages that need foundation or system work, older houses that haven’t been updated, inherited homes, and sellers who need a firm date.

What to expect

Give us a day and you’ll have a cash offer. A single stop at the house is all we need, and we’ll explain the price piece by piece. Pick your closing date. It’s done at a title company in the area, with the ordinary seller costs on us.

Local rules and costs

What to know before you sell in Lake Zurich

  • No village transfer tax. ATG’s Lake Zurich entry, updated in 2025, lists no transfer tax. Illinois charges 50 cents and Lake County 25 cents per $500, and those stamps are a cost we take on as the buyer.
  • Final water reading. Lake Zurich reads the meter one final time before the sale. That bill is paid out of the proceeds.
  • Lake and subdivision associations. If an association covers your home, its dues statement goes to the title company, and anything unpaid is cleared on the settlement statement.
  • Taxes in arrears. Since Lake County taxes are billed the following year, the buyer receives a credit for this year when you close.
  • Probate. Lake Zurich estates are filed in Waukegan, at the Lake County courthouse.

The title company confirms Lake Zurich’s current rules for your address. If something’s required, we handle it.

A converted cottage near the lake can be charming and still worry a buyer’s inspector, with additions, older foundations and mixed systems. If yours fits that, weigh our offer against a listing price minus the repairs a buyer would ask for.

Converted cottages

Selling a former summer cottage in Lake Zurich

Many houses near the lake started as summer cottages from the 1920s resort years and were winterized in the 1960s. Over the decades, owners added rooms, raised roofs and swapped out heating. The result can be a house with several building eras under one roof.

We’ll buy a house like that without any fixes first. An old addition, a tired furnace or a soft floor can stay as they are. We’ll walk through once, ask what you know about the house’s history, and give you a straight number.

How it works in Lake Zurich

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Lake Zurich FAQ
