Selling a house in West Dundee

West Dundee is a Kane County village of about 7,700 people in Dundee and Rutland townships, on the west bank of the Fox River. East Dundee and Carpentersville sit across the river, Elgin is to the south, Sleepy Hollow is to the north, and Gilberts is a few miles west. Route 31 runs through the village, and the river forms its eastern edge.

Elder John and Nancy Oatman opened a tavern and store here in 1835, and in 1837 the town was named Dundee after a lottery, for Dundee, Scotland. Allan Pinkerton, later known as a detective, ran a cooperage here starting in 1843. The village incorporated in 1887. Its downtown is part of the Dundee Township Historic District on the National Register, which includes restored buildings with ties to the Underground Railroad.

Housing ranges from 1800s and early 1900s homes near downtown to subdivisions built in stages. The Highlands, carved from the D. Hill Nursery property, was annexed in 1956, Royal Lane followed in 1960 and the Old World subdivision in 1966. Spring Hill Mall opened in 1980 on former nursery land, and new subdivisions went up west of it through the 1970s and 1980s and later. Current names include Hickory Glen, Harvest View, Grand Pointe Meadows, Carrington Reserve and Lake Tara.

An updated West Dundee home usually sells well listed, and we’ll tell you that. Our offer is more useful for an older house in the historic district with deferred repairs, a 1950s or 1960s home in the Highlands with original systems, a condo with dues owed, or a house you’ve inherited.

What to expect

Within one day, we’ll have a cash offer to you. One visit lets us see the house, and we explain each line of the price. You pick the closing date, the deal closes at a nearby title company, and we pay the usual closing costs.

Local rules and costs

What to know before you sell in West Dundee

  • No village transfer tax. ATG lists no West Dundee tax, and Chicago Title’s chart has none either. The Illinois and Kane County stamps still apply, and we pay them.
  • Final water reading. West Dundee wants a last meter reading, according to ATG. The title company sets that up and clears the bill.
  • No pre-transfer inspection. ATG shows no village inspection before a sale, and the title company double-checks that.
  • Historic district. Homes in the Dundee Township Historic District may face design review for exterior changes. If you sell to us, any future work is our concern.
  • Taxes and probate. Kane County bills a year late, so your share of this year’s taxes is credited to the buyer. Kane County estates go through the judicial center in Geneva.

Before closing, the title company reviews West Dundee and Kane County rules. Anything they require is on us.

West Dundee has 1800s houses a short walk from 1980s subdivisions. An older home near downtown can draw strong interest if it’s been restored. If it needs foundation, roof or wiring work, a buyer’s inspection can unravel a deal. Compare our cash offer with what repairs would cost.

Historic homes

Selling an older house near downtown West Dundee

The Dundee Township Historic District covers downtown and nearby residential streets. Many of those homes date to the 1800s and early 1900s. They often have stone or brick foundations, old plumbing, plaster walls, and electrical systems updated in pieces over many decades.

Buyers with loans bring inspectors and appraisers, and older homes can produce long repair lists and mixed appraisals. We buy these houses as-is for cash. We note what the house needs during the walk-through and price it in, so you don’t have to make repairs or negotiate over an inspection report.

How it works in West Dundee

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
