Selling a house in Wheaton

Wheaton is the county seat of DuPage County, a city of about 54,000 people in Milton and Winfield townships. Glen Ellyn is to the east, Winfield to the west, Carol Stream to the north and Warrenville to the southwest. The Metra Union Pacific West line has two stops in town, College Avenue and downtown Wheaton. Roosevelt Road (Route 38), Butterfield Road (Route 56) and North Avenue (Route 64) are the main east-west roads, and the Illinois Prairie Path follows the old Chicago Aurora and Elgin rail line through town.

The Galena and Chicago Union Railroad named its depot Wheaton in 1848. The village incorporated in 1859 and became a city in 1890. Wheaton won the county seat from Naperville in 1867, and the old courthouse downtown, rebuilt in 1887, is on the National Register and has been converted to condos. Cantigny Park, the Grand Theater from 1925, Cosley Zoo and Wheaton College are local landmarks, and the county offices moved to County Farm Road in 1990.

The 2020 Census counted about 20,900 housing units. The older homes sit mostly on the streets around downtown and the college. Postwar ranches, split-levels and two-story homes cover much of the rest of the city, with newer subdivisions farther out, including the Danada area to the south. Downtown also has condos and apartments, including the two high-rise towers at Wheaton Center.

A move-in-ready Wheaton home usually sells well through an agent, and if yours fits that, we’ll tell you. We’re more useful when an older house needs a lot of work, when you’ve inherited a home and live elsewhere, when a condo or townhome needs updating, when tenants are in place, or when you need to be done by a certain date.

What to expect

First, we come by and see the house. Within a day you get a cash offer and the reasoning behind it, including the recent sales and the repair list we used. You pick the closing date, a local title company handles the closing, and our side covers the normal closing costs.

Local rules and costs

What to know before you sell in Wheaton

  • City transfer tax, on the buyer. Wheaton charges $2.50 per $1,000 of the price and puts it on the buyer. When you sell to us, we’re the buyer, so it’s ours to pay.
  • State and county stamps. Illinois charges 50 cents and DuPage County 25 cents per $500 of the price. These are part of the closing costs we pay.
  • Final water reading. The seller calls the city 5–7 days before closing to schedule a final water reading. The final utility bill and any other city balances must be paid before Wheaton issues its stamp.
  • Tax bills lag a year. The DuPage bill you pay this year covers last year. At closing, the buyer is credited for this year’s share from the proceeds.
  • Condos and townhomes. The association provides a paid-assessment letter, and unpaid dues or special assessments are settled at closing.
  • Probate at the county complex. For a DuPage County resident, the estate goes through the circuit court at the DuPage County complex in Wheaton. The executor can sign with us once the court gives them authority.

The title company checks Wheaton’s current requirements for your property before closing, and we take care of them.

Wheaton has a wide range of housing, from older homes near downtown and the college to 1970s subdivisions and condo towers. The older and less updated the house, the more a financed buyer will ask for. We price for condition so you don’t have to fix anything first.

Older homes near downtown

Selling an older home near downtown Wheaton

Some of Wheaton’s oldest houses sit within walking distance of the train and the college. Many have been updated over the years. Others may still have original plumbing, old wiring, small kitchens or old foundations, and a buyer’s inspector will find all of it.

We’ll take these homes in their current condition. You don’t need to replace the wiring, gut the kitchen or clear out the attic. We’ll look at what the house needs, show you how that affects our price and let you compare it with what an updated sale might net after repairs, commission and time.

How it works in Wheaton

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Wheaton FAQ

Who pays the Wheaton transfer tax?

The city puts it on the buyer at $2.50 per $1,000. When you sell to us, we’re the buyer, so we pay it, along with the state and county stamps.

Do I need to schedule the final water reading?

The city asks for a call 5–7 days before closing. We remind you and coordinate it with the title company.

Do you buy condos at Wheaton Center or other downtown buildings?

Yes. We buy condos as-is and get the association’s paid-assessment letter.

Will you buy an older home near Wheaton College?

Yes. Older homes with original systems are some of the houses we buy most often.

My parent lived in Wheaton and passed away. Where is probate?

Right in town, at the DuPage County courthouse. The executor can sign with us, and we close once the court allows.

Can a Wheaton sale close in a few weeks?

Yes. About 2–3 weeks is typical with us, or you can choose a later date.
