Selling a house in West Chicago
West Chicago is a DuPage County city of about 25,600 people in Winfield and Wayne townships, about 30 miles west of Chicago. Winfield is to the east, Wayne to the north and St. Charles and Geneva to the west, across the Kane County line. The Metra Union Pacific West line stops at West Chicago station downtown, Route 59 runs north-south through the city, and DuPage Airport is on the west side.
The city began as a railroad junction. John B. Turner of the Galena and Chicago Union Railroad recorded the first plat in 1855, and the town was known as Turner Junction. It incorporated as the Village of Turner in 1873 and took the name West Chicago in 1896. A roundhouse and fuel stops made it a working rail town, and by about 1910 there was a condensed milk plant, a cabinet maker and a brickyard. The West Chicago City Museum is in the old Town Hall, and Kline Creek Farm, a living history farm from the 1890s, is on the city’s edge.
Census figures from 2020 show about 7,800 housing units in the city. Many of the oldest homes are close to downtown and the tracks. Postwar houses and later subdivisions spread out from there, and there are townhomes and apartments as well.
An updated West Chicago house will usually sell well with an agent, and we’ll say so if that’s true of yours. We fit better when an older house near downtown needs repairs, when the city inspection is likely to turn up problems, when tenants are in place, or when an estate needs to be settled.
What to expect
We’ll see the house once and get you a cash offer within 24 hours. You’ll see the comps and repair costs behind our number. The closing date is your call, the closing is at a local title company, and we pay the usual closing costs.
What to know before you sell in West Chicago
- No city transfer tax, but a deed certification. West Chicago doesn’t charge a transfer tax. It does require a Deed Certification Number on every recorded deed, and the city issues it only after its inspection and any balances are cleared.
- Point-of-sale inspection. City ordinance requires an inspection when a home or property is sold. The fee is $100 plus 12 cents per square foot, and an inspection is good for six months. Selling to us, you don’t book or pay for it. We do.
- State and county stamps. Illinois charges 50 cents per $500 and DuPage County 25 cents per $500. In a sale to us, we cover both.
- Final water reading and balances. A final meter reading has to be set up at least two working days before closing. Water bills, parking tickets, liens and other city balances must be paid before the certification number is issued.
- Taxes a year behind. DuPage property taxes are billed the following year. The buyer gets a credit at closing for this year’s share, from the sale proceeds.
- Probate. A DuPage County resident’s estate is probated in Wheaton. We can sign a contract with the executor before the estate is closed.
The title company and the city confirm the current steps before closing, and we take care of the inspection and paperwork.
Two ways to sell a West Chicago house
| Sell to us | List with an agent | |
|---|---|---|
| Repairs/updates | None required | Often needed to sell |
| City inspection | We schedule it and pay the fee | Seller schedules and fixes violations |
| Showings | One walk-through | Many, often over weeks |
| Commission | None | Usually a percentage of the price |
| Closing costs | We pay them | Seller pays |
| Timing | 2–3 weeks or the date you choose | Listing time plus 30–45 days |
| Certainty | Cash, not tied to a loan | Depends on the buyer’s lender |
| Price | Below retail, priced for condition | Top price for updated homes |
West Chicago’s inspection means older houses near downtown often show code items before they can change hands. If you list, you either fix them or a buyer has to agree to take them on. When you sell to us, we take them on.
How the West Chicago inspection works
Before you can sell, the city’s Community Development Department inspects the property. Inspections are done on weekdays, take about half an hour, and the city suggests scheduling at least two months ahead of closing. If items fail, the seller can fix them and get a re-inspection at no extra fee, or sell as-is, which puts the repairs on the buyer along with a bond.
When you sell to us, we take the as-is path. We schedule the inspection, pay the fee, and take on the listed repairs after closing. Then the final water reading, the city balances and the Deed Certification Number are handled with the title company. You don’t need to hire contractors or chase sign-offs.
Three steps. You pick the closing date.

- Close on your date
As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.
