Selling a house in Fox Lake

Fox Lake is a village of about 11,000 people, mostly in Lake County’s Grant and Antioch townships, with a part in McHenry County’s Burton Township. It sits among Pistakee, Nippersink and Fox lakes on the Chain O’Lakes, and its limits reach north to the Wisconsin line. The Metra Milwaukee District North line ends at Fox Lake station, and U.S. 12, Route 59 and Route 173 serve the village.

The area was known as Nippersink Point in the late 1800s. Fox Lake incorporated in December 1906. In the resort years of the early 1900s, the year-round population was small, but summer crowds reached an estimated 20,000, with about 50 hotels and 2,000 cottages. The Mineola Hotel, built in that era, was listed on the National Register in 1979 and may be the largest wood-frame building in the state. Pistakee, Nippersink and Fox lakes all drain southwest through the Fox River toward the Illinois River.

Fox Lake’s housing reflects that history: converted summer cottages, lake houses on channels and open water, and newer subdivisions away from the shore. The 2020 Census counted about 5,800 housing units, 12 percent of them vacant at the time of the count.

A lake home in good shape can do well on the open market in season, and we’ll point that out if it applies. We fit better for an old cottage that needs work, a lake house with flood history, a second home you no longer use, or an inherited property you’d rather not manage from far away.

What to expect

A cash offer reaches you by the next day. After one visit, we lay out how the price was set. Closing is on your timeline, at a title office near the lakes, and the customary seller costs are paid by us.

Local rules and costs

What to know before you sell in Fox Lake

  • No village transfer tax. Fox Lake doesn’t appear on the title-company transfer tax charts. Whichever county the house is in, Lake or McHenry, it charges 25 cents per $500, and Illinois adds 50 cents per $500. We pay all of it.
  • Two counties. Most of the village is in Lake County, with a slice in McHenry County’s Burton Township. That slice records deeds and pays taxes in McHenry.
  • Water, sewer and village items. The title company confirms any final water and sewer reading or other village step before closing. The bills are paid from the sale.
  • Flood zone. The regulatory floodplain in the Upper Fox River watershed is extensive, and many lake homes sit in it. That doesn’t stop a sale to us.
  • Taxes in arrears. Lake and McHenry both bill a year after the tax year. You’ll see a credit to the buyer for this year on the settlement sheet.
  • Probate. A Lake County estate is filed in Waukegan. If the house is on the McHenry side, the case goes to the courthouse in Woodstock.

The title company checks your property’s county, village rules and flood status before closing. Whatever’s needed, we take care of.

On the Chain O’Lakes, flood history, older cottage construction and seasonal demand can all slow a listing. If your Fox Lake house has any of those, put our number beside what’s left after months of carrying it.

Lake and flood

Selling a Fox Lake home with flood history

The Chain O’Lakes acts as storage for the Fox River, and the Stratton Lock and Dam controls the water level. In July 2017, the region had record flooding, and Lake County Emergency Management reported more than 3,000 structures damaged. The regulatory floodplain along the river and the lakes is extensive, and thousands of homes and businesses sit right next to the water.

We buy lake homes that have flooded, including ones with old damage. Tell us what happened and what was repaired. You don’t need to redo a crawl space or replace flooring first. We’ll factor it into the offer and explain how.

How it works in Fox Lake

Three steps. You pick the closing date.

  1. Tell us about the house

Fill out the form or call (773) 825-9855. A few quick questions, no pressure.

  2. Get a fair cash offer in 24 hours

We look at the house with you and show you how we got the number. No obligation.

  3. Close on your date

As soon as 2–3 weeks, or take more time. We close at a local title company and pay your closing costs.

Questions

Fox Lake FAQ

Does Fox Lake have a transfer tax?

The title-company charts don’t show one. We pay the state stamp and the county stamp for either county.

My house is on the McHenry County side. Does that matter?

Only for the paperwork. Deeds record in McHenry, and probate for that side runs through Woodstock. The title company sorts it out.

Do you buy homes in a flood zone?

Yes. Tell us about past flooding and repairs, and we’ll price the house as it is.

Do you buy old summer cottages?

Yes. We buy converted cottages and older lake homes in any condition.

It’s a second home I don’t use anymore. Can you help?

Yes. You can sign from wherever you live, and the furniture and lake gear can stay behind.

How soon can we close on a lake house?

Two to three weeks is typical once the title company confirms the county and flood details. Later dates work too.
